Part of a steep sided and historic valley known as Harptree Combe that is dissected by a bubbling stream and upon which trees and a variety of flora and fauna are found. The Combe is designated a Site of Special Scientific and wikipaedia states the following: “Harptree Combe (grid reference ST561558) is a 13.63hectare (33.68-acre) Site of Special Scientific Interest (sssi) near East Harptree notified in 1954. "Combe" or "coombe" is a West Country word meaning a steep-sided valley. It is also the site of a 19th-century aqueduct and is overlooked by the site of a castle dating from around 1100. The Combe is a narrow limestone gorge containing a variety of habitats, including Ash woodland, rough grassland, natural and artificial rock faces, and a small, marshy stream. The valley wood has been identified as an ancient woodland site, rich in tree and shrub species, and with a ground flora containing plants such as Herb Paris, (Paris quadrifolia), indicative of such undisturbed habitats. Several other uncommon or local plants, such as Small Teasel, (Dipsacus pilosus) and Autumn Crocus, (Colchicum autumnale), also occur. The limestone rock exposures and aqueduct walls are location for many species of moss and fern, some of which, e.g. Rusty Beardmoss (Didymodon ferrugineus previously known as Barbula reflexa), Brown Beard-moss (Didymodon spadiceus previously known as Barbula spadicea) and Brittle Bladder-fern (Cystopteris fragilis), are rare in Southern England.”
The Combe is situated to the west of the village of East Harptree. Access to the land is by foot only and footpaths lead to the property from Western Lane and Coombe Lane. East Harptree is within travelling distance of Bristol (14 miles) and Bath (16 miles). Wells is 10 miles to the south.
It is understood that no services are connected. Lot 1 benefits from a natural water supply.
Rights Of Way/Other Matters
The Combe is designated as a Site of Special Scientific Interest and is crossed by a footpath. An aqueduct also passes under the Combe. The property is sold subject to all rights including rights of way whether public or private, light, support, drainage, water and electricity supplies and other rights, covenants, agreements and all existing and proposed wayleaves, masts, pylons, stays, cables, drains and water, gas or other pipes whether referred to in these particulars or not.
From the village centre, drive southwards along Middle Street and out of the village. Proceed for ½ mile and turn right into Western Lane. Continue for 500 yards, passing Western House (on left) and drop down the hill. Just before Garrow Farm buildings, park on the left. On the other side of Western Lane is a footpath that can be followed to the land. Alternatively, the land can be reached by following a footpath leading from Combe Lane on the edge of the village.
