Uplift Clause

This land is to be sold with a 50% uplift clause attached to the land whereby you would be entitled to 50% of any net increase in this land attributable to any future planning consent being obtained to development this land.

If any form of development takes place within thirty years of the sale completion date, the vendor would be entitled to 50% of any net increase in value attributable to the planning consent. Any uplift sum payable would be payable at the commencement of any development. The precise wording / terms of any uplift clause will have to be negotiated and agreed with the purchaser and subject to each party’s lawyers’ approval.

Slight amendment to boundaries:

I would draw your attention to the site plan in these details.

The boundaries of the land to be sold have changed slightly from the original sales plan.
The original plan showed a 2.0 metre strip of land adjoining the western boundary of Ratcliffe House and a 6.0 metre strip of land immediately to the south being excluded from the sale of this land.
