The property is approached via its own private road of about 350 yards. The main driveway leads over the mill race (where trout can be seen in the river) to the front of the property where the original ‘Wagonbay’ still remains and very much sets the scene for this charming home.
As you would expect with a property of this age, it is full of the most fascinating and original features including beamed ceilings, impressive fireplaces, panelled reception rooms and of course some of the original elements of the mill workings. The main reception areas on the ground floor all have the most gorgeous views to the south over the landscaped gardens and river as indeed do the bedrooms on the first floor. Alterations over the years have created additional multi-level areas within the roof space which now have a variety of uses.
History books have certain references to the mill being part of the Tylney Estate and used for fulling cloth and as a paper, flour and animal feedstuffs mill since the early 1600’s, with possible references going back even further. In the early 1980’s Vanessa Hoare converted the property into a very well regarded restaurant. It was then purchased by Danish film producer Just Betzer in 1988 and he refurbished it as a residence. In 2000 the current owner installed an old Suffolk barn to the rear which now houses an impressive 15m swimming pool and is connected to a modern and very spacious gymnasium with entertainment area and treatment rooms. The studio cottage sits between the house and the barn and would be ideal for staff or perhaps long term guests.
The grounds here are surely some of the most romantic that you could find. From the more formal gardens and rose beds immediately outside the property you can take a path running under an incredible Beech tunnel, planted in 1951, to commemorate The festival of Britain arch, then having walked through well-tended lawns, under willow trees and crossed over several bridges you arrive at a very well maintained tennis court. Behind this area is a more natural meadow which runs back around a lake (with island for ducks and swans) crossing a part of the river where the now adult children of the family still like to swim, up to the ample parking area where the garages and carports are located.

Situation

Whitewater Mill is situated between the delightful village of Hartley Wintney and the larger village of Hook, both offering a range of shops catering for every day needs and have a selection of restaurants and public houses and an excellent Golf Course as well as tennis and health clubs – the nearest being The Park Health Club about half a mile away. Both Tylney Hall Hotel at Rotherwick and The Four Seasons Hotel at Dogmersfield are close by which have extensive facilities including Golfing, Riding and a Spa. The towns of Fleet, Farnham and Basingstoke are within easy reach, and there is good access to the M3 Motorway at Junction 5 as well as the M4 at Reading. Mainline stations can be found at Winchfield and Hook which are only a short drive away, both of which reach London Waterloo in around an hour. Excellent equestrian facilities in the area can be found at Wellington Riding, an equestrian training centre and national competition venue and at Tweseldown if you prefer cross country schooling and competitions. Schools within the area are particularly well regarded and include Daneshiil, St, Neot’s, St Nicholas, Lord Wandsworth, Eagle house, Wellington College and St. Swithun’s in Winchester.
