Description

Located in a tranquil setting at the end of a private road at the edge of one of Surrey’s premier villages, this unique house originally built in the 1980s has been completely renovated and extended over the last five years by the current owners. There is now over 4300 sq feet of living accommodation including the garage, outbuildings and storage areas. “Gullfoss” has accommodation set over three floors and boasts five bedrooms of which four have an ensuite bath or shower in addition to the family bathroom. The ground floor contains five reception rooms, a spacious kitchen reception room, a basement workshop, an external brick-built centrally-heated carpeted office with wired internet and telephone, a double garage with electric doors, and further outbuildings.
Entry to the house is via a sweeping in-and-out driveway from the private road leading to the entrance porch and hallway on the upper-ground level of the property with secure keyless entry. This level has three of the double bedrooms with ensuite facilities, a fourth bedroom with an adjacent family shower-room, a fully equipped plumbed and vented laundry room and corridor access to the integral double garage and storage area above. From this level, a private staircase leads up to the principal suite comprising over 450sq feet of bedroom, shower room with ‘his-n-her’ basins and a walk-in closet. From the closet area there is easy direct access to the boarded loft.

Stairs down from the upper-ground level lead to the lower-ground living level comprising five flexible reception rooms which are currently used as a TV lounge, dining room, bar/recreation room, gym and a magnificent all-weather orangery with views over the garden, fields and golf course, which are on three sides of the property. Completing the impressive accommodation on this level is a 340sq foot kitchen with three built-in ovens, two dishwashers, Quooker boiling and filtered water tap, waste disposal unit, American-style fridge-freezer, five-ring gas hob, down-draught extractor and extensive cupboard and work surfaces, including a peninsula unit for breakfast and light-meal eating. French doors from both the kitchen and the orangery open onto the sun-bathed patio area of this southerly-backing house. There is also a cloakroom on this level.
The hallway, landing, and most reception rooms have light-oak hardwood flooring; bedrooms are carpeted, bathrooms and orangery have tiled flooring.

From the lower ground a staircase leads down to the basement, currently used as workshop, but previously this has been used both as an office and as a wine cellar. Externally there is a newly built 16’ x 11’ brick-built centrally heated double-glazed carpeted office which is equipped with a sink, hot and cold water and has both wired telephone and internet points. There is also a wooden summer house at the end of the garden and a shed for storage of lawn mower and garden tools and a concealed bin-store area.

Situation

Gulfoss is located on The Glade - one of Kingswood's most popular addresses - near the junction of Outwood Lane which joins Kingswood to Chipstead. Kingswood is a prestigious residential location offering easy access to the M25 and Gatwick Airport with a village centre containing local shops including a cafe/delicatessen, restaurants and the popular pub/restaurant Kingswood Arms. The railway station is in easy reach and serves London in around 50 minutes. There is a varied choice of schooling locally and in the surrounding area. Consisting mainly of private, winding roads, Kingswood has a tennis club, two golf courses and offers access to various local countryside walks. Larger supermarkets and other shopping facilities are available in nearby Burgh Heath and Banstead.

Outside

The grounds approach a third of an acre and comprise of mature trees and shrubs and front, side and rear lawns, and back onto open fields and green-belt land. There is a rear gate to the fields behind where horses graze. For additional peace-of-mind, “Gullfoss” is equipped with an intruder alert system and CCTV system. Within 200 metres there are numerous footpaths through to the woods and open fields maintained by the Woodland Trust, for dog walking or just exercise.
