50% Shared Ownership. Want to combine the convenience of being just 10 minutes from the town centre with glorious scenic views? This 1 bedroom ground floor apartment has a private outside space fronting delightful communal gardens, the River Wye and the park beyond.

Location, location, location. This is just glorious. When you are inside the living room, all you can see is beautiful greenery. Its almost like you have acres of private gardens on your doorstep. You will not find a one bedroom flat in High Wycombe with a better outlook! There is no road separating you from the parkland. You literally have a 'balcony' at the same level as the communal gardens that lead down to the stream and then the park itself. It is as close as a flat without a garden can come to being a flat with a private garden and that garden stretches almost as far as the eye can see!

The apartment is within an attractive gated development to the west of High Wycombe town centre. Situated on the ground floor, it allows easy access with no communal stairs to deal with. An allocated parking space comes with the apartment (situated just outside the gates). Not only are there gates restricting entry but there is also an intercom system to negotiate before gaining access to the block itself.

Entering the apartment from the communal area, you immediately glimpse the view that is on offer from the reception room. The entrance hall itself is wide and welcoming with high quality wood laminate flooring and neutral decoration. The same flooring leads into living / dining room that is immediately to your left. In here, there is plenty of room for your usual living room furniture as well as a dining area. The living room area has patio doors that lead onto the balcony which is plenty big enough for a small table and chairs. But if you are nimble enough, a small leap over the railings takes you into a communal garden that is in effect shared by just one other apartment. An attractive picket fence is all that separates this area from the main communal gardens that lead down to the stream and the park beyond.

Back into the flat and if you can tear yourself away from the view, the reception room is neutrally decorated with a feature wall and is very bright, thanks not only to the patio doors but a further window from the dining room end, that shares the same remarkable view.

Just off the reception room is the kitchen. This is a good size with a range of wall and base units, grey tiled splash backs and blue walls. There is a window overlooking the side of the building and there are free standing appliances (oven with gas hob, washing machine and fridge freezer) that all come with the apartment.

The bedroom is in a light shade of pink and is a good sized double with space for wardrobes and it overlooks the front of the building. The bathroom is relatively large with a bath with shower over, a WC and wash hand basin. There is also a window overlooking the front. Back in the entrance hall and there is a large storage cupboard.

Outside there are some lovely communal gardens and there is an allocated parking space for one vehicle. Further on-street parking is available in the surrounding streets.

For those looking for a one bedroom ground floor apartment with a view, you cannot afford to miss this opportunity. You can either purchase the apartment outright or opt for a 50% share under a shared ownership arrangement (conditions apply).

You are only a few minutes drive from the Handy Cross hub where you will find John Lewis, Waitrose, Asda, the sports centre and cinema. For the usual High Street chains you are also only a short drive from High Wycombe town centre with the Eden Shopping centre. High Wycombe also has the Swan Theatre, Cineworld cinema, a bowling alley and a vast selection of restaurants and pubs to suit all tastes and budgets. If you are interested in schooling then you have outstanding choices for children of all ages, including the grammar schools.

Getting around both locally and further afield is really easy from the house, with the M40 and A404 being just a few minutes drive and the M4 is also easy to get to. There is a very good local bus service. For those wishing to commute by train, High Wycombe train station offers a fantastic service to London Marylebone and up to Birmingham.
