The plot

We are delighted to have been appointed by Home Farm Trust to offer for sale a pair of semi-detached properties, previously used in conjunction with the care home business.

The extent of the properties is shown edged in red upon the os plan within these sales particulars for identification purposes only. The site amounts to approximately a third of an acre and enjoys frontage to Todenham Road - an adopted highway.

These are versatile properties, now vacant, that could be converted to a single large dwelling, refurbished as a pair of semi-detached dwellings or converted to provide flats, subject to the necessary planning permissions being granted.

There are floor plans available of the properties as they are currently laid out within our information pack and each of the houses currently offers three bedrooms on the first floor and two reception rooms, kitchen and other ancillary accommodation on the ground floor. There is a large relatively new conservatory attached to the rear.

The properties sit back on the site, meaning that there is an extensive open car parking area to the front, but there is still a good sized and private garden to the rear.

The general location of the property may be see at any time, but appointments to view internally are essential and should be made through our Land department on .

The properties are to be found about one mile north of Moreton-in-Marsh town centre and within easy walking distance of the Budgens Superstore.

The town offers a good range of retail, commercial, leisure and educational facilities and the A429, which is close by, leads north to Stratford and Warwick. Both Cheltenham and Cirencester are approximately 24 miles and Oxford 29 miles. There is a mainline railway station in the town with services to both Oxford and Birmingham.

We are informed that the vendors enjoy freehold title and vacant possession will be grated upon completion of a sale.

The properties are served by a septic tank and all other mains services are connected to the existing properties. Interested parties should address specific enquiries to the relevant service providers.

Town & country planning
As previously stated, the properties were formerly used in the care home sector. We have not made contact with the Planning Authority and interested parties should address any specific enquiries to them.

In our view, the properties could either be converted to a single large dwelling or renovated and fully divided to offer a pair of three bedroom semi-detached houses, or alternatively be further divided to provide a number of flats. These uses would require planning permission to be granted.

Planning permission was granted in September 2010 for change of use from residential care home (C2) to a single dwelling (C3).
Method of sale
