Directions From Staddiscombe proceed towards West Wembury and shortly after leaving Staddiscomnbe take the right turning onto Hooe Lane heading towards Staddon Heights golf club. Continue along this road (which then becomes Staddon Lane) for about two miles and the land will be found on the left hand side.

Situation The Paddocks at Staddon Heights are situated roughly between the Hooe suburb of Plymstock and the small coastal village of Bovisand. The local town of Wembury is approximately 3 miles southeast.

The nearby city of Plymouth is approximately 5.5 miles to the north, while the city of Exeter is some 40 miles distant. The A38 dual carriageway expressway, connecting to the M5 motorway and national road network, is about 6 miles to the north.

Description The Paddocks at Staddon Heights currently comprise two enclosures of agricultural land that are being offered for sale as five separate enclosures, the full extent of which amounts to some 17.35 acres (7.02 hectares). By reference to the site plan the land is being offered for sale as a whole or in the following lots:

Lot 1: 5.45 acres with stable building (available for sale by separate negotiation)

Lot 2: 2.81 acres

Lot 3: 2.72 acres

Lot 4: 2.97 acres

Lot 5: 3.40 acres

All of the land is down to permanent grass, is reasonably well fenced with three strands of electric fence wire or stock proof fence. The land comprises a combination of gentle and moderate east, south and west facing slopes.

The land offers the potential to be used for equestrian or general recreational/amenity use, subject to gaining the necessary planning consents.

A field stable (7m x 3.5m) set on wooden sleepers is situated in the south western corner of Lot 1. The stable, of recent construction, comprises a store area and one stable enclosure. This is available for sale by separate negotiation.

Tenure The land is being offered for sale on a freehold basis with vacant possession being available on legal completion.

Public rights of way There are no public rights of way over The Paddocks at Staddon Heights as far as are known.

Basic payment scheme The land is registered with the Rural Payments Agency for the Basic Payment Scheme but no entitlements are included in the sale.

Environmental stewardship The land is not subject to any Environmental or Countryside Stewardship agreements.

Vendors undertakings In the event that the land is sold in more than one lot the seller undertakes to :

A)install a separate metered mains water supply to each lot. This work to be carried out as soon as possible following legal completion, subject to South West Water regulations.
B)erect a standard agricultural stockproof fence as the dividing boundary fences (to be a party boundary) between each of the lots. This work to be carried out between exchange and completion.
C)Install a gateway and railed access into each of the lots similar to the existing arrangement into Lot 1, again between exchange and completion.

Method of sale The Paddocks at Staddon Heights are offered for sale by Private Treaty and buyers are invited to submit offers for the whole or individual lots or a combination of lots as may suit their requirements.

Best and final offers are being sought by Friday, 9 October 2020 at 5pm and are to be submitted to the agents, Luscombe Maye.

The seller does not undertake to accept the highest or any of the offers and the seller reserves the right to withdraw, alter or amend the way in which the land is offered for sale.
