A Grade ii-listed, early Victorian former tobacco warehouse, built in 1860 which sits just north of the Royal Docks in East London. This substantial two-bedroom apartment is located on its top floor and has been carefully renovated to celebrate as much of the original fabric and character as possible across its 1,138 sq ft.

Entry is to the third floor, via a lift. At one end of the large ‘L’ shaped, open-plan living room is a new kitchen with bespoke midnight-blue cabinetry, dark granite worktops and open shelving running along one side. Adjacent is the living room which is flooded with natural light through large glazed factory-style folding doors which open onto a Juliette balcony. Polished concrete floors run underfoot, chiming with the contemporary details and classic warehouse features, such as exposed-brick walls, wooden beams, wonderful soaring pitched ceiling and Crittal-style factory windows. Downstairs there is also a shared shower-room with Fired Earth tiles and a large coat cupboard.

A sculptural steel staircase leads to a mezzanine where there are two generous double-bedrooms on each side of a hallway. A glazed ceiling runs the length of the mezzanine, bathing the whole upstairs in light. There is space in each bedroom for a desk and the current owners have added curtains to wrap around the beds to provide privacy and to delineate the spaces.

The building dates from 1860-1865 and was built as part of the rapid expansion of the Royal Docks, designed and engineered by George Parker Bidder. These were the deepest and biggest of the docks, a feat of Victorian engineering, and were the gateway to London for both cargo and passengers until the 1980s. The Docklands have since undergone significant development, and this is one of the most notable warehouses to have survived.

Now a thriving part of east London, the docks will also be connected to Crossrail from Custom House, running services to The City in ten minutes. The station, a five-minute walk away, currently connects to the underground and overground network via the DLR.

The Royal Docks also offer open-water swimming and other water sports, including rowing, sailing and kayaking. There are numerous running paths and it is also possible to cycle out of London into rural Hertfordshire. Nearby, the Silver Building provides workspaces for creatives, whilst the Good Hotel has an incredible rooftop bar with views over London. There is also a good pub, The Windjammer.

Just across the river, accessible via the Emirates Air Line, is Greenwich Peninsula and the O2 Arena, including Stevie Parle’s restaurant Craft. From here, connections run via Ferries into the city.

There are also international connections via nearby London City Airport, which is undergoing an expansion with new links to Europe, the Middle East and North America. There is easy access out of London towards Essex and Kent via the A13.
