There is a very well appointed kitchen with appliances and a pantry. The comfortable, double aspect sitting room has an attractive fireplace with a wood burner and patio doors to the rear garden. Also to the ground floor there is a nicely appointed bathroom and a bedroom. To the first floor, the open vaulted stairs lead to a galleried landing where there is a picture window and this takes in the super view to St Brannocks church. Here there is a second bedroom and shower room, whist the principle bedroom has an en suite bathroom with wardrobe and eaves storage. EPC: D

This is a lovely and very well presented detached house which benefits from the most delightful views over Braunton and beyond. The accommodation is very light, bright and spacious and this can be appreciated when entering the house from the rear into the vaulted hall. This provides a lot of light and space and opens into the dining room. This room could easily be converted into a fourth bedroom if required. The accommodation is currently arranged with access from the front garden to an entrance hall and useful utility room. There is a very well appointed kitchen with appliances and a pantry. Also to the ground floor there is a nicely appointed bathroom and a bedroom. To the first floor, the open vaulted stairs leads to a galleried landing where there is a picture window and this takes in the super view to St Brannocks church. From here there is a second bedroom and shower room, whist the principle bedroom has an en suite bathroom with wardrobe and useful eaves storage.

The views really are lovely from the rear of the house, both from the ground and first floors. The views take in the estuary, right around to St Brannock's Church and Chapel Hill. This is a very well looked after house which is sure to appeal to families with older children. Futhermore, the property offers tremendous potential to work from home as there is a studio and office, currently used as an artists' studio. Above this is the garage, so there is potential, subject to pp, to convert to an annex.

The property stands in the very sought after location of Frog Lane of Braunton and is on a level plot. The front garden is attractively laid with patio and gravelled for ease of maintenance where there is raised flower and shrub beds which offer a good degree of privacy.

Gardens

There is off road parking to the front of the garage and further off road parking to the front. There is a lawned side garden which would make for a very good garden should an annex be completed. This then opens to the front garden which offers a superb view from the estuary right around to Heanton Church and Chapel Hill. The front garden offers many places to sit with clothes drying area and an attractive circular patio with pea gravel, which is a lovely area to enjoy a morning cup of coffee. There is then a lawned garden which then opens to a split level decked area from where one can enjoy an evening meal and BBQ.

Braunton is considered one of the largest villages in England and caters well for its inhabitants and the village centre is only a short distance away. Here there are primary and secondary schools, Tesco's store, Cawthorne's store, medical centre and a good number of local shops and stores, restaurants and cafes. The sandy beaches of Croyde and Saunton are approximately 5 miles to the west connected by regular bus service. Barnstaple, the regional centere of North Devon is 5 miles to the east and also connected by bus service. Here there are further amenities and further education at Petroc College. There is access on to the North Devon Link Road which provides a convenient route to the M5 motorway at junction 27 and there is the Tarka Train Line to Exeter in the south which picks up the main route to London (Paddington).
