The buyer signs a Reservation Agreement and makes payment of a non-refundable Reservation Fee of 4.5% of the purchase price including VAT, subject to a minimum of £6,600.00 including VAT. This is paid to reserve the property to the buyer during the Reservation Period and is paid in addition to the purchase price. This is considered within calculations for Stamp Duty Land Tax.

The former sports pavilion occupies a plot of 1.03acres adjacent to the Newtoft Business Park at the end of Masovian Lane. The site was originally part of RAF Faldingworth, constructed in 1943 as a decoy airfield for RAF Lindholme and later in 1945 officially handed over to the Polish Air force. It remained in use until 1948 when it was placed on care and maintenance.

Between 1957 and 1972, the airfield was used for the storage of nuclear weapons. The base was closed in 1972 when the airfield was sold for agricultural use. The old pavilion building has been used as a storage facility for feed and materials relating to sheep and cattle grazing on the surrounding land, together with shelter for lambs, until the 1980's when there was a change to arable use of the land. In 1987 planning permission was approved for use as a Blacksmiths' Workshop. Work has been carried out recently to repair the roofs and replace windows and doors in order to secure the building and prevent deterioration.

The building was utilised for this purpose for a short time following which it reverted to agricultural use. The site is bordered on the southern and eastern sides by farm tracks with the western and northern boundaries marked by a temporary post and rail fence. Leading up to the site are two pairs of semi-detached houses.

The site is within Flood Zone 1 in accordance with Environment Agency flood maps and as such at lowest risk of flooding. The seller informs us that the access road onto the estate is a private road and is managed by Newtoft Management Company Limited.

Planning permission was sought for a conversion to a 2 bed bungalow via planning application reference 146173, this was denied and upheld at a later appeal in March 2023.

The property is located by the side of a former military barracks now known as Newtoft Business Park, within a rural setting approximately 5 miles from Market Rasen town centre and approximately 15 miles north of Lincoln City Centre.

The area is served by the A15 to the west and the A46 to the east of the property.
