Stunning Views from its Elevated Position
4 Bedrooms
Gardens, Garage & Additional Rented Allotment

Energy Rating tbc, Council Tax Band D
This generously sized 4 bedroomed detached family home was built around the start of the Art Deco period when there was still a strong Victorian and Edwardian influence with evidence of the changing styles which is apparent in this fine example built in 1912. It occupies an elevated position on the hillside above the village and takes full advantage of panoramic far-reaching views arguably some of the best in the valley. It is full of character and period features all complimented by more modern fixtures and fittings, double glazing, and gas fired central heating. Crimble Bank is only a short distance from the railway station, and canal side towpath which provides pleasant walks right up to Marsden and the Tunnel End Visitor Centre. The village centre offers a good range of shops, bars, cafes, restaurants, a leisure centre, and train station. This is also an excellent base for those who commute on a regular basis to any of the surrounding major conurbations such as Manchester, Leeds, Wakefield and Sheffield, having good access up to junctions 23 & 24 of the M62.
Accommodation
Ground Floor
The front entrance door, which has an art deco style glazed panel and matching fan light over, opens into:-
Hall
With staircase rising to the first floor having the original newel post, balustrading and handrail. The ceiling is quite a treat with its impressive detailing, moulded covings, and corbels. The hall also has picture rail, dado rail, quality ‘Karndean’ flooring, external door to the side, and access to the basement.
Sitting Room (0m x 4.47m)
A fabulous reception room with a large square bay window to the front where the original coloured and leaded glass panels have been incorporated into the more modern double glazed units. The views to be had from this bay are spectacular! There is a living flame gas fire set into the chimney breast with an Adam style surround and granite hearth. The sitting room also has moulded coving and picture rail with decorative frieze between.
Dining Kitchen (6.53m x 4.01m)
This sizeable room is light, airy and fantastic for entertaining and socialising and it flows through to the conservatory. The kitchen area has a good range of free-standing units with a mixture of stainless steel and butchers block work surfaces over. One of the units incorporates a stainless-steel sink and mixer tap. There is a 4-ring ceramic hob, double oven & grill, and dishwasher. The beauty of having free standing units (with the exception of those that are plumbed or wired in) is that with minimum effort and no expense, you can change the layout and order of your kitchen to suite yourself. There is a very generous space for dining which has a living flame gas fire set within the chimney breast having a timber surround and brickwork inset. You will also find ornate coving, dado rail, and limestone tile effect flooring.
Conservatory (3.96m x 3m)
A very pleasant and relaxing spacious conservatory with quality flooring, and views over the rear garden and countryside beyond.
Basement (6.25m x 5.74m)
Having a range of cellars. The old kitchen units have been reused in the utility area creating great storage and incorporating a stainless-steel sink with mixer tap. There is a creel, plumbing for a washing machine, and ample space for other appliances.
First Floor
Landing
Having a window to the side providing natural light to the landing area. There is a further staircase which was introduced when the second floor accommodation was created, and every effort was made to match the timber work to the existing balustrading and handrail which has been cleverly achieved and now even features an impressive hand carved newel post reclaimed from Pudsey Town Hall. There is a useful storage cupboard under the staircase.
Bedroom 1 (4.5m x 3.1m)
A double bedroom fitted with a good range of floor to ceiling wardrobes and cupboards. There is a large window to the front enjoying spectacular views from its vantage point.
Bedroom 2 (4m x 3.2m)
This double bedroom has ornate coving, and a large window to the rear offering countryside views.
Bedroom 3 (2.84m x 2.24m)
A generous single bedroom or study which also enjoys those wonderful views to the front.
Bathroom (3.12m x 2.87m)
A spacious bathroom having been recently refitted with a traditional style white suite comprising a roll top bath on clawed feet with telephone style mixer tap over, vanity wash basin with cupboard beneath, low flush w.c., and a separate shower cubicle with large rainfall showerhead over. The original floor to ceiling cupboards provide ample linen storage. The bathroom has ornate coving, frosted window to the rear, timber effect flooring, extractor fan, and dado rail with panelling below.
Second Floor
Landing
With window to the side.
Bedroom 4 (4.47m x 4.04m)
A good sized double formed from combining 2 bedrooms into one creating this fabulous guest/teenage room. It has 2 velux roof windows providing delightful views to the front. There is access to 2 very useful eaves storage spaces, one of which has a velux roof window providing natural light.
Shower Room (2.57m x 2.41m)
Fitted with a modern white suite comprising a low flush w.c., vanity wash basin with cupboard beneath, and a shower cubicle with dual head shower above. A velux window gives views to the rear. It is then finished with tiled walls, tiled floor, extractor fan, inset ceiling spotlights, and a ladder style radiator/towel warmer.
Outside
Immediately in front of the house you walk out onto a pebbled and paved sitting area bordered by shrubs from where you can fully take in the stunning panoramic views from your elevated position (the current owners have their hot tub here). The remainder of the front garden is then laid out on various levels dropping down to Crimble Bank. The good-sized rear garden comprises a decked sun terrace, lawn, well stocked flower and shrub borders, and a small pond. A gate at the far end of the rear garden provides access out to Olney Street and to the parking area, single garage with path down the side leading to the rented allotment and summer house at the back of the garage from where you will also enjoy countryside views (rented from kmc at a current rent of £65pa). Although the property is well elevated from Crimble Bank at the front, there is fairly level access from Olney Street at the rear which is ideal as that is where the parking and garage are – much more convenient (truncated)
Viewing
By appointment with Wm. Sykes & Son.
Location
From Huddersfield town centre ring road, take the A62 towards Oldham and proceed for approximately 6 miles passing through Linthwaite, and on to Slaithwaite. Turn right down Britannia Road, proceed straight across at the mini roundabout, turn left at the top to go under the railway viaduct and at the top turn sharp left onto Crimble Bank, turn next right onto Meal Hill Lane, and turn first right onto Olney Street.
