About the area
Littlehampton is a beautiful West Sussex resort with a long history, appearing in the Domesday Book as the small hamlet of ‘Hantone’.

Located 50 miles south-west of London, it was initially a fishing town, but by the 18th century had developed into a popular leisure destination: Byron, Coleridge, Shelley and Constable all spent time here.

Today, Littlehampton is still full of character, and along with other towns throughout Sussex puts on an impressive bonfire procession and firework display annually. There are various major employers in the area – everything from oil rig exporters to The Body Shop – and a full range of modern amenities. For education, Littlehampton has five primary schools and a secondary school, The Littlehampton Academy.

There’s never a shortage of things to do in Littlehampton. As well as number of restaurants and pubs, the town supports a variety of arts groups, including the Stagedoor Theatre Company and Players Operatic Society. The new East Beach Café, designed by the celebrated Thomas Heatherwick, is a prominent local landmark. The town also features many other pleasure opportunities such as Norfolk Gardens and Harbour Park, while the South Downs National Park is just three miles to the north – so getting out into the countryside couldn’t be easier. And, if you prefer sea breezes, there are a number of local beaches nearby – including the award winning Littlehampton East beach with its promenades, seafront gardens and amusements, in addition to the quieter Littlehampton West, Norfolk Road, Rustington and Climping beaches.

Shared Ownership

What is Shared Ownership?
Shared Ownership is an excellent way for people to take their first step onto the property ladder. You buy a share of between 25% and 75% of the property’s value and pay a subsidized rent on the remaining share. A key advantage is that, as part-owner, you have a security of tenure that renting cannot offer. Over time, you can buy more of the property until you own 100%.

You will need a small deposit at the outset – generally a minimum of 5% of your share, subject to conditions – and you will need to raise a mortgage on the rest of the sum required.

Am I eligible?
There are certain conditions to be eligible for a Shared Ownership property:
• Applicants must be able to demonstrate a live or work connection.
• Applicants must be registered with the Help to Buy Agent, Help to Buy East and South East
• You must have access to a minimum of £3,500 to cover legal and mortgage costs.
• You must not have defaults on your credit accounts, C.C.J.S, been bankrupt or had a home repossessed.
• Investors are not eligible – you have to live in the property
• Maximum Household income £80,000
• Existing home owners will only be applicable if there is a change of circumstance and the property is no longer suitable for their needs (property will have to be sold or be in the final stages of selling)

You will be asked to have a free financial assessment with a mortgage specialist to find out what share you can afford to buy. You will also be asked to complete an application form with the local Help to Buy agent. Sometimes you may need to be registered with your Local Authority.
