Ashford Road

Ashford Road is a fresh, modern development in the heart of the Kent countryside, offering quality 2- and 3-bedroom properties through Shared Ownership.
Well-connected to the nearby towns of Maidstone and Ashford, the village of Harrietsham combines the peacefulness of the country with great amenities, schools and proximity to London.
Ashford Road’s homes offer tasteful modern interiors alongside traditional architecture, situated in a beautiful neighbourhood that fosters a sense of community. Homes feature open plan living areas and kitchens designed to maximise light and space.
Harrietsham is a rural and industrial village and civil parish in the Maidstone District of Kent, England noted in the Domesday Book.
The village contains a number of listed buildings, the most important of which architecturally are The Old House in East Street and the Saxon Church of St John the Baptist, which are both listed Grade I. The village also includes a church dedicated to St Peter, a Roman Catholic Church and several nonconformist churches.

The village is bypassed by the A20 road between Maidstone and Ashford, although at one time all traffic passed through it. Harrietsham railway station serves the village. Both the M20 motorway and High Speed 1 pass through the parish. The large Marley works to the east of the centre detract from the rural tranquillity as well as the transport corridor.

Eligibility

What is Shared Ownership?
Shared Ownership is an excellent way for people who are unable to buy on the open market to take their first step onto the property ladder. At Ashford Road 2 bedrooms are available at 50% share and 3 bed properties available from 45% of the property value and you pay a subsidised rent on the remaining share. A key advantage is that, as part-owner, you have a stability of tenure that renting cannot offer. Over time, you can buy more of the property until you own 100%.
You will need a small deposit at the outset – generally a minimum of 5% of your share, subject to conditions – and you will need to raise a mortgage on the rest of the sum required.

Shared Ownership
With over 100 years’ experience of developing and selling new homes we combine award winning, well designed homes with excellent pre-sale and after care services. Developing new private and shared ownership homes we provide options for a range of customers at varying price points.
Clarion Housing Group, which owns and manages 125,000 homes across 176 local authorities.
It is the largest housing association in the UK with a combined turnover of £827 million, a surplus before tax
of £233 million and existing assets worth £20 billion.

Am I eligible?
There are certain conditions to be eligible for a Shared Ownership property:
• Your annual household income must be no more than £80,000 (for London boroughs this is £90,000).
• You must be unable to purchase a home suitable for your needs without assistance.
• You must be able to demonstrate a connection to the local area of the development.
• You must not have any outstanding credit issues (i.E. Unsatisfied defaults or county court judgments).
• You must be a first-time buyer. If you already own a home and need to move but cannot afford to, or you have equity from a recent sale, please contact us, as there are some circumstances under which you may still be eligible.

If we think you may be eligible, you will be asked to have a free financial assessment with a Shared Ownership mortgage specialist to find out what share you can afford to buy. You will also be asked to complete an application form with the local Help to Buy agent. You may also need to be registered with your Local Authority. Specific criteria will be detailed on the information for each property.
