Property description

Montana Holdings Ltd., a Nassau-based real estate investment and development company, is developing two resort areas on the southern leeward side coastal region of Rum Cay, The Bahamas. The main Resort Marina is comprised of 870 acres of undulating topography, located in St. George's Bay, on the western boundary of the village of Port Nelson. The other resort is the established 90 acre Sumner Point Marina, which is situated on the eastern side of Port Nelson.

The Sumner Point Marina facility is full of natural character and has 28 docking spaces, a restaurant, bar and 4 beach side rental cottages. This marina shall form the nucleus of the Phase I programme.

Phase I shall incorporate the expansion of the Sumner Point Marina facility: 43 new and replacement dock units, 95 individual waterside properties and a boutique hotel, which shall be operated by RockResorts, one of the world's premier destination resort operators.

Another focal point of Phase I involves the expansive 870-acre St. George's Bay site which shall host a luxury mixed-use ocean-front, master planned resort community. This spectacular property is bordered on the south by 1.2 miles of direct beach-front. This fully-approved project will be an upscale resort boasting the affiliation with RockResorts as well as the distinction of being The Bahamas' largest "in-land" marina.

The Marina at St. George's Bay has been designed by Applied Technology and Management (atm, ), one of the world's leading marina design experts to capture the larger, ever-growing mega-yacht community that travels in and around the Rum Cay area. Atm shall also design the expanded Sumner Point Marina. The St. Georges area will be developed under the later Phase II and III programs and does not form part of the primary development save for the Port Nelson and St. George's Villas, which is incorporated under Phase I.

The existing Sumner Point Marina shall be expanded and developed by building on the current dedicated sport fishing customer base that favours the innocent remote "Hemingway" island ethos. The marina has recently been dredged to a new depth of 12 feet. Designs have been completed for the marina water-side and beach-side properties. These designs have created significant interest in the marina's loyal following.

The Marina at St. George's Bay has been designed to meet the standards set by the 'Blue Flag' status to protect the existing mangrove forest, which provides a natural habitat for many game fish. The "Blue Flag" designation ensures compliance with both initial design and ongoing environmental and safety concerns. The design has been created to attract the larger mega yachts that presently have limited berthing options in South Florida and this region of the Caribbean.

The Marina at St. George's Bay boasts two private islands and will be expanded over time to 200+ slips which shall accommodate mega yachts up to 200 feet in length and a draft of up to 14 feet. This 26-acre marina shall be the largest in-land marina in The Bahamas. Amenities for luxury yacht owners include the option to join the private members-only Admiral's Club as well as dry docking facilities for up to 100 boats.

Current estimates indicate there are over 5,000 mega yachts. This includes 1,000 in the south-eastern us alone. These vessels, ranging from 80 to over 200 feet in length, have experienced a surge in demand in both the United States and Europe. A world-wide lack of docking opportunities has created a tremendous opportunity for developers to capitalise on this growing market. In fact, atm has led over 25 feasibility and market studies over the past five years catering exclusively to this mega yacht demand, ensuring Rum Cay has a distinct advantage as the largest in-land marina in The Bahamas.
