State of repair:
This prestigious historic property with luxury tourist accommodation was renovated in 2005, making better use of the existing space, while respecting the original architectural features, using, and retaining the original materials. These have been preserved over the centuries, like some of the stone and terracotta floors, sturdy chestnut wooden beamed ceiling and some of the old doors. The original stone building has been preserved, while the expansion and renovations have been built with anti-seismic blocks. There are external walls finished with colored plaster and the roof is made up of various layers; the internal wooden frame, waterproof sealing and insulation, double ventilation, terracotta tiles, gutters and copper rhone pipes. The ceilings are, for the most part, in wood with overlying concrete. The entire property has been renovated and adapted to the current anti-seismic regulations. All floors are of hand made terracotta tiles, which have been appropriately treated to give ‘an old style’ finish, except those of some bedrooms, which have 4 cm thick pine flooring that have been treated and finished. Skilled artisans made the double-fired terracotta ceramic ware in the bathrooms and kitchens. The sanitary ware, taps, fixtures and fittings in the bathrooms have been inspired by the style used at the beginning of the twentieth century. The interior doors and windows are made from solid treated pine and wrought iron. The windows with rear views have painted pine shutters that have the ‘chestnut look ‘. There is a well ordered garden outside.

Utilities:
The property has all necessary utilities, such as water, electricity and gas.
The gas is mains connected to the gpl public network. Solar panels, a boiler and pellets supply the centralised heating system. The radiators are made of cast iron and coated steel. The water is mains connected. There is also a water tank and pump system, and air conditioning system. There is a telephone intercom and sound system, central TV system. Wi-Fi is available throughout the property.

Land registry details:
The property has been duly registered with both the Urban and land registries and is complaint.

Ownership Details/Contractual Obligations:
A private individual owns the property (building and land) while the luxury tourist accommodation is registered and owned by a separate company.

Potential Land Use:
This prestigious historic residence is characterized by the "retro" and elegant style that distinguishes it from other properties. Ideal for those who want to continue with the luxury tourist accommodation business that is already well underway by the current owner. The property is surrounded by the unspoilt landscapes of the Carpina valley; in a charming and delicately hidden position, but also situated in a perfect location to visit medieval towns of culturally historic and artistic importance, to many, the most beautiful places in central Italy. In addition to visiting and enjoying the Italian countryside, between Urbino, Camerino and Le Marche coast.
