The 2 bedroom townhouse with large terrace for sale in Umbria. The property is located in Benano, close to Orvieto. It is a stone built building and forms part of the outer walls of the fortress. The outer walls are about a metre thick. The lower floor has a double entry leading into the dining/sitting room, kitchen and very large bathroom. All the rooms have beams and there is an original arch leading into the bathroom, while in the kitchen the window is the original arrow slit of the fortress. Leading off the dining room there is the terrace, which runs the full length of the house and overlooks the forest, Viceno and a part of Orvieto called Ciconia. The terrace is large enough for a table seating eight and loungers. The second floor of the house has a living room with original fireplace and Belfast sink and two large bedrooms. These rooms also have the original beams, which were treated four years ago.
In 2012 the exterior walls of the house were totally restored and a new roof and gutters were added. In 2013 the doors and windows were replaced with traditional style, double glazed, wooden ones. The electrical system was replaced at the same time and is certified. The heating system is a Baxi combi-boiler which can be run from the gas supply or the pellet stove, installed in December 2013. The stove is a traditional style ceramic and cast iron one and can be seen in the photographs.
The property is set in the medieval fortress hamlet of Benano, which falls under the jurisdiction of the nearby town of Orvieto. The fortress was one of the first papal fortresses in this area and was constructed in 900AD. It became famous for its part in the feud between the Monaldeschi family and the Filippeschi family and became known as the Fortezza della Pace, because of the peace pact signed by them there.
Benano is set on a rock overlooking a valley with vineyards and olive groves and faces Orvieto, with its magnificent cathedral. Above the hamlet is the plain of Alfina. 1.3 km to Viceno. 11.6 km (20 minute drive) to Orvieto. 87km to Perugia, 131km to Rome, 176km to Florence.
