If you adhere to the terms of your tenancy and do not require any changes to the terms, ie pets or new contract etc. The only charge you will pay is the one off administration fee and guarantor fee if required.
Administration fee £240 inc VAT
Referencing includes verification of identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement. Applies to any person applying over 18 years of age
For the second and each additional applicant an additional fee of £100 inc VAT
If required, £36 per guarantor. Charge includes additional administration, credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement.
Pet Fee £60 inc VAT
Pet Fee Non-Returnable fee of £60 To cover the added risk of property damage.
Renewal / Amendment Fee £60 inc VAT

At the end of the tenancy the tenant will be charge for the check-out Inventory. (This is not a Letsmart fee but is charged by an Independent Inventory company at check out and is payable by the tenant. The charge will depend on the size (number of rooms) of the property and if its furnished or unfurnished. As a guide, the current charges range from £90 (£75 +Vat). For a one bed unfurnished flat to £360 (£300 +Vat) for a five bedroom furnished house.)
Please note all rents are payable monthly in advance and exclude all other charges including water, sewage charges, gas, electric and Council Tax which are all payable in addition to the rent by you the tenant. Unless otherwise stated properties are let on an Assured Shorthold Tenancy, under the Housing Act 1988 for a minimum fixed term of six months.
