Rent Waiver Scheme - Where the tenancy is subject to the Rent Waiver Scheme, the following cost will be added to your rent each month:

£1251 to £1500 – £44.95

No Deposit Option - The Following additional fees are applicable to the ndo
Fee of 4.8% inc VAT of the monthly rent or 6% inc VAT of the monthly rent where a landlord has agreed to pets residing at the property. Where rent for the tenancy term is paid in advance, the ndo fee for the tenancy term will be payable in full and in advance
Arbitration fee of £120 inc VAT - this fee will be refunded to the tenant on a pro rata basis of any percentage of any disputed amount being awarded in the tenant’s favour by the relevant arbitration service
Tenancy Agreement Substitution charge £150 inc VAT – payable should you decide to opt out of the ndo (where you have already taken a tenancy where it was included) and pay a monetary deposit which would entail a new Tenancy Deposit Protection Agreement
General Fees - payable to Leaders if applicable:
£42 inc VAT for any aborted pre-arranged visit to the Property
£42 inc VAT for supplying any written reference to any party
£30 inc VAT per additional account to allocate any refund of deposit to multiple accounts
£30 inc VAT for any refund of a Tenancy Deposit by cheque; no charge is payable when the refund is made via bacs.
£30 inc VAT for a replacement copy of the Inventory and Schedule of Condition
£72 inc VAT for each or any Endorsement to the Tenancy Agreement
£30 inc VAT for any refund of overpaid rent as a result of any failure by the Tenant to cancel the Standing Order Mandate
£60 inc VAT for the first instruction to a contractor and supervision of works noted as tenant responsibility following tenancy check out
£30 inc VAT for each subsequent instruction to any contractor
£90 inc VAT for producing, subject to Landlord consent, a new Tenancy Agreement where the Tenant wishes to rescind a notice to surrender and remain in the Property
£210 inc VAT for any unlawful termination of the Tenancy Agreement
Default Fees - payable in connection with any Tenant default during the Term of the Tenancy:

£42 inc VAT for any payment reminder letter in respect of the ndo
£96 inc VAT for the service of any Notice
£54 inc VAT for any visit to the Property made by the staff of the Landlord’s Agent
£66 inc VAT per month for each month a tracing agent is instructed to locate any tenant who has vacated the Property without providing a forwarding address
Water consumption is based on average water usage for the predicted occupancy of the property based on the number of bedrooms.
Total annual consumption (in cubic meters) is then averaged into a monthly cost.
Note: If you have 2 separate suppliers for water and sewage, you may receive 2 separate bills.
