5 weeks’ rent for annual rent below £50,000, or 6 weeks’ rent for annual rental of £50,000 and above.
Should the tenant(s) request any changes or amendments to the Tenancy Agreement they will be liable to pay a fee of £50.00 per change to Arlington Estate Agents. They will also be liable for any reasonable costs incurred due to the change. Such changes include, but are not limited to a change or addition of tenant to the tenancy, addition of pets or any other amendment which alters the obligations of the agreement.
Should tenants request to terminate the Tenancy earlier than the contract end date they will be liable to pay full rent for the remainder of the fixed-term contract unless a suitable replacement tenant(s) is found. The tenant will also be liable to cover the landlord's losses and any reasonable incurred costs.
Loss of Keys/Security Devices:
Tenants are liable to cover reasonable incurred costs for replacing any keys or security devices that are lost, stolen, damaged, misplaced or forgotten. If, because keys have been lost by the Tenant there is a real risk to the security of the Property, the Tenants must also cover reasonable incurred costs of changing the locks. If the landlord or agent is required to attend and give access to the property following an incident of lost, stolen, damaged, misplaced or forgotten keys or security devices they will liable to cover reasonable incurred costs.
Unpaid Rent / Late Rent:
Tenants will be liable for interest on overdue rent if the late payment has been overdue for 14 days or more. Interest will be charged at the Bank of England’s base rate +3%.
Tenants will also be liable for the following service:

- Communications - telephone and broadband
- Installation of cable/satellite
- Subscription to cable/satellite supplier
- Television licence
- Council Tax
