Once you have decided on a property with Alexander & Co. You will need to complete a set of application forms which can either be collected from our local Office or sent to you.
The cost for your application to be processed is as follows-:
1. Our agency fee of £100.00 plus VAT (£120.00). This being a non – refundable fee. 2. A reference fee of £135.00 plus VAT (£162.00) per individual applicant, unless the application is made by a married couple in joint names in which case this fee will be £225.00 plus VAT (£270.00). This being a non – refundable fee. 3. Student Applications are charged at a total of £120.00 plus VAT (£144.00) per applicant, to include the respective Guarantor application if applicable. This being a non – refundable fee. 4. If a guarantor is a condition of the application then there is a further charge of £90.00 plus VAT (£108.00) per guarantor, with this being a non – refundable fee.
As these are non – refundable fees, if you decide not to proceed with the property or if your references are declined, for whatever reason, you will not receive this money back.
Once your application has been completed and returned to us together with the correct payment, it will then be processed. This will take a minimum of three working days, but should additional information be required the processing time will extend further. We would like you to note we cannot specify exactly how long the referencing will take, but we can guarantee that you will be contacted as soon as we have a response from our referencing company. It will delay the process if you call during this period.
On acceptance as a prospective tenant and providing you wish to proceed, we will arrange a mutual date for you to move into the property. Immediately prior to this date you will be required to sign the tenancy agreement.
Before signing the tenancy agreement or handing out the keys to the property we will require the following:
1. One months rent in advance, and 2. The equivalent of one and a half months rent as a damages deposit.
The damage deposit is refundable at the termination of the tenancy, subject to the property being left in a satisfactory order.
We shall also require written proof of contents insurance prior to you receiving the keys to the property. If you cannot provide this you will be required to take out contents insurance through our Agency.
Important note: The above must be paid by bankers draft, bank transfer or debit/credit cards; we can only accept personal cheques if they are paid 10 working days in advance of the commencement of the tenancy. All debit card payments carry a 2% surcharge and credit card payments carry a 3% surcharge. Cash is only accepted if deposited directly in to our account.
