Tenant Fees Act 2019 When you submit your application, from 1st June 2019, you are no longer required to pay a credit check and reference fee. However, you will need to pay a holding fee which is equivalent to 1 weeks rent. By paying this fee, the property will be held for you whilst credit checks and referencing is completed. On successful completion of your credit checks and referencing the holding fee will be used towards your 1st months’ rent and deposit which is payable on the move in date. If you withdraw from the application once credit checks are underway, fail your credit check, give misleading information which reasonably effects your suitability for the property, fail the right to rent check or do not complete your application within 14 days the letting agent is entitled to retain the holding fee to cover cost incurred by the agent/Landlord.
Please be aware the following charges still apply where applicable under the Tenant Fee Act 2019
Late rent letter £15 + vat
Lost Keys or fobs: Full cost of replacement keys/fobs plus default fee of £15 + vat
Change to tenancy detail (when requested by the tenant) £50 + vat
Early release from tenancy (when requested by the tenant) Landlords ret let fee of £480 (£400+vat)
All named tenants must be over the age of eighteen. We may request that a tenant under 21 has a guarantor assigned to the tenancy. Please call for details if this applies. You will need to provide two forms of identification with your application, one of which must be a passport or driving license, the other a recent utility bill or bank statement showing your home address. Once your referencing is completed, usually within approximately seven working days, we shall contact you to arrange a suitable date and time to move in to your new home. We will advise you of the remaining funds to be paid.

Water consumption is based on average water usage for the predicted occupancy of the property based on the number of bedrooms.
Total annual consumption (in cubic meters) is then averaged into a monthly cost.
