Property description

Commercial Opportunity in Beckley to rent a magnificently restored barn on a long term lease. Dramatic restored barn hall with vaulted ceilings and beautiful reclaimed oak beams tied in with new oak beams. An impressive space with characterful charm and far reaching views across the countryside. B1 and B8 use; ideal micro brewery. Off road parking. Potential 27 acres and working farm partnership for viticulture.

Rural location near Beckley, situated on a large working farm, surrounded by acres of land. There are two barns for long term (5 years) commercial let or to be let on a separate basis. Barn Hall Two is 2608 square feet with bespoke glass frontage and wide entrance double doors to the front and rear of the building. The ceilings were built using traditional oak peg method and the barn faithfully restored by renowned local barn conversion specialist, Anthony Hicks.

This traditional oak barn frame has undergone major work this year and will be available for commercial lease from January 2018.

EPC tbc (doors/windows to be installed)

Viewings strictly by appointment with Patrick Oliver only

An ideal location for a micro brewery or distillery due to the vaulted ceilings. Authorised for usage as B1 Business & Storage and B8 Workshops. There are two toilets and one kitchenette. There is no heating but electric heaters could be installed at the tenants' expense. There is phase 3 electricity supply. 4 parking spaces allocated but there could be more under separate negotiation.

Trading is permitted Monday to Saturday from 8am until 6pm. It is not allowed on Sundays or public holidays and not to be of a retail nature. There cannot be any rubbish or machinery left in the open. Tenants will be required to contribute proportionately to the road maintenance.

There is the option for a viticulture business establishment with an additional 27 acres available for cultivating. This would necessitate a Working Farm Partnership and to have a Joint Agricultural proposition to the farm owners. There are EU grants available until 2019 for interested parties. Please contact us to arrange a meeting with the owners and discuss your proposal.

Location

The property is situated down a private country lane in a small hamlet called, Knelle, which is surrounded by undulating countryside in an Area of Outstanding Natural Beauty. The nearby village of Beckley has an ancient parish church and numerous Grade II Listed buildings, a public house, and a primary school graded outstanding by Ofsted.

Within two miles is the village of Northiam with local village stores, public house, church, sub post office, doctors' surgery, optician, primary school and veterinary surgery. In the neighbouring village of Peasmarsh is an independent superstore. To the north is the Wealden town of Tenterden with tree-lined high street, Waitrose and Tesco supermarkets and leisure centre. 7 miles to the south is the Ancient Town and Cinque Port of Rye, famed for its historical associations, period architecture, medieval fortifications and cobbled ways.

The town offers a range of local shops, restaurants and train services on the Brighton to Ashford branch line with fast connections to London St Pancras (37 minutes) and the Continent. Further train services are available from Etchingham (14 miles) or Robertsbridge (9 miles) stations with connections for London, Charing Cross and Cannon Street (I hour 16 mins).

The rural and rustic nature of this barn would appeal to many business owners, so please do get in touch early to avoid disappointment. Overall this attractive property is well designed and in a lovely location. It is on a working farm and so it cannot accept children or dogs. However, cats, and all other animals are considered.

It is available for viewings now and will be ready for occupancy from January 2018.
