Property description

The Old Vicarage is a Grade II listed house built c. 1840 of shale carr-stone elevations. The house is in the Gothic Revival style with tall gabled roofs clad in slate and topped with finials, and detailing such as the quatrefoil to one gable and rusticated hood moulds to the windows on the south elevation.

The house is approached along a quiet lane which leads past the church before reaching the property which is surrounded and sheltered by mature trees. The Old Vicarage stands on the south-facing slope of the valley of the Heacham River, within a designated Conservation Area and enjoys views through the tree-line over farmland and an Area of Outstanding Natural Beauty.

An arched entrance porch opens to a reception hall with staircase beyond from which the principal rooms are all accessed. The three principal reception rooms are all beautifully-proportioned with high ceilings, tall windows and open fireplaces. The breakfast room opens to a kitchen with quality fitted cabinets and appliances including an electric aga Total Control; there is also a summer kitchen with Lacanche gas cooking range and a north-facing pantry. Doors from the kitchen open to the study area and the rear courtyard. There is a range of domestic offices and a cellar.

An oak staircase rises and divides to a minstrels' gallery and the galleried landing which accesses three bedrooms, all with en suite facilities and dressing rooms; the master bedroom has French windows which open to a balcony looking south across the gardens and the valley beyond.

The second floor has three further bedrooms, two bathrooms and a store/play room. The ceilings here are vaulted with good head height to all rooms.

There is ample parking, a double garage and an open-ended cart-store which also leads to the courtyard at the rear of the house around which stand the office and family room.

To the west of the house and directly accessed from the drawing room is a terrace overlooking an ornamental pond set in a sunken garden. The terrace continues around to the south where both the dining room and sitting room open onto it, with steps down to the lawns beyond.

Mature specimen trees surround the site which totals 1.44 acres.

Location Sedgeford is a small conservation village standing just inland from the north Norfolk coast and 4 miles from the Victorian seaside resort and town of Hunstanton. It is a rural village with a Public House selling good locally sourced fare, a Primary School and a particularly fine Saxon church which can be glimpsed from the house. The village is surrounded by gently undulating farmland and located within an easy drive of the medieval market town and Hanseatic port of King's Lynn (16 miles) from where there is a mainline rail service to London Kings Cross (97 mins) via Cambridge. There are many attractions in the immediate vicinity, such as the Royal Estate of Sandringham to the south (through which one passes on the way to King's Lynn) and Anmer Hall, home to the Duke & Duchess of Cambridge, as well as mile upon mile of sandy beaches, creeks and marshes stretching along the north Norfolk coast from Old Hunstanton to Blakeney. The coast offers rspb reserves, links golf courses and many excellent pubs and restaurants to sample as well as walks and of course good sailing from a number of pretty, natural harbours.

Services connected Oil-fired central heating running radiators; electric Total Control aga.

Energy efficiency rating An Energy Performance Certificate is not required for this property due to it being Grade II Listed. For more information please visit:

Directions Turn off the A149 at the Heacham Lavender fields and approach Sedgeford on the B1454. On entering the village take the right hand turn signed Snettisham. As the road levels out turn right into Church Lane and the house will be found on the left just beyond the church.
