In compliance with the Consumer Rights Act 2015, our current Administration & Referencing fee to our tenants is £125.00 plus VAT (£150.00) per tenant. This fee applies to C James & Co, Tooting office.
The admin fee covers the following:-
C James & Co obtaining an Employer’s Reference; a current or previous Landlord’s Reference; a Character Reference; contacting a Guarantor (if applicable); preparation of the Tenancy Agreement and carrying out a credit check (if this is required by the Landlord).
Our maximum fee to Landlords for letting is 10% of the annual rental income plus VAT. For both our Let-only and Managed services we advertise the property on our Website, & Zoopla. We introduce the Tenants. The let-only tenants pay their rent direct to the Landlord, however, if a let-only Landlord wishes us to collect the rent, our fee for this is 2% of the monthly income plus VAT.
Our maximum fee to Landlords for management is 5% of the monthly rental income plus VAT in addition to the Letting fee which is 10% of the annual rental income plus VAT. For Managed properties we deal directly with the Tenants and Contractors regarding any repairs required. We arrange Inventories with an independent company (unless the Landlord wishes to arrange his/her own). We arrange Gas Safety Inspections (unless the Landlord has his/her own maintenance cover which includes Gas Safety Inspections). We also arrange inspections should the Landlord require them. Our Management Fee also includes a rent collection service.
If a Professional Inventory is desired by the Landlord, the Landlord will pay for this inward inventory ‘make’ & the tenant(s) will pay for the outward inspection. The cost of the inventory will depend on the size of the property (i.E. Number of rooms) etc. And costs can also be affected by what level of the landlord’s furniture is at the property.
The Tenancy Renewal fee is 4% of the annual rental income plus VAT.
However, we are in a competitive market and are happy to negotiate our charges with prospective Landlords.
If the Landlord wishes the deposit to be lodged by C James & Co, the fee for this is £30 Plus VAT (£36.00).
We are also a member of The Property Ombudsmen Scheme, The Tenancy Deposit Scheme and are also members of ARLA and NAEA.
