Before you move in :
Reference & set up fee £200.00 incl. VAT Referencing and right to rent checks – (including identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and other relevant information to assess affordability) as well as contract negotiations (amending and agreeing terms) and arranging the tenancy and agreement.
These fees are split £80 inc vat at referencing stage / £120 inc vat upon signing tenancy
The reference fee is refundable to any fully ‘acceptable’ prospective tenant if a tenancy does not proceed due to landlord decision on tenant / tenancy. Reference fees are not refundable to any tenant whose reference was ‘not acceptable’ or ‘acceptable with guarantor’ if a tenancy does not proceed due to landlord decision on tenant / tenancy.
Additional tenant fee £20.00 incl. VAT Processing the application, associated paperwork and referencing.
Guarantor fee £20.00 incl. VAT Covering credit referencing and preparing a Deed of Guarantee as part of the tenancy agreement.
Pet deposit (if requested) £100.00 incl. VAT Returnable additional security deposit To cover the added risk of property damage. This will be protected with your security deposit in a Government authorised scheme and may be returned at the end of the tenancy.
During and at the end of your tenancy amendment fee £42.00 incl. VAT Contract negotiation, amending terms and updating your tenancy agreement during your tenancy renewal fee £42.00 incl. VAT Contract negotiation, amending and updating terms and arranging a further tenancy and agreement future landlord reference fee £30.00 incl. VAT If released early from a fixed term tenancy with the agreement of the landlord and upon the securing of an acceptable replacement tenant. Professional cleaning (if required) £20.00 p/hr incl. VAT Only charged when professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.
Water consumption is based on average water usage for the predicted occupancy of the property based on the number of bedrooms.
Total annual consumption (in cubic meters) is then averaged into a monthly cost.
Note: If you have 2 separate suppliers for water and sewage, you may receive 2 separate bills.
The Council Tax cost displayed is based on the council tax band and on the basis of 2 adults living at the property. The monthly cost shown excludes any discounts and is rounded to the nearest pound.
