New Assured Shorthold Tenancies (ASTs) Tenant Fees
Holding Deposit: One week’s rent (Paid by you to reserve the Property. This will only be retained by us if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) within the 15 days deadline for entry date. If this deadline is required to be extended beyond the 15 days this can be agreed in writing with the proposed tenant on an individual basis.
Security Deposit: Five weeks’ rent if rent is < £50,000, or Six weeks' if over (This covers damages or defaults on the part of the tenant during the tenancy).
Unpaid Rent: Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
Lost Key(s) or other Security Device(s): Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s).
Variation of Contract i.e. Name change: £50 including VAT
Early Termination: The actual cost incurred by the landlord. A charge not exceeding the financial loss experienced by the landlord - you will be liable to cover the landlord’s costs of re-letting the property as well as any rent due under the terms of your tenancy agreement up until the point the replacement tenancy commences. A non Housing Act Tenancy is formed when one of the following criteria is in place: • The annual rent exceeds £100,000 • The property is occupied by an entity (Company let) rather that an individual • The property is not used as a main or primary home • There is a Resident Landlord
