Viewing properties: • All viewings will be arranged and accompanied by our Lettings Team. • We are available for viewings on most properties from 9am to 6pm Monday to Friday and 9am to 4pm on Saturdays.
Securing properties: • Once you have found your property and your offer / terms have been agreed by the Landlord, we will require a Holding Deposit, which is variable between each branch. • The holding deposit will be deducted from your final completion monies. • If you decide not to proceed with the property you have placed a holding deposit on then the deposit is non-refundable.
Tenancy conditions: • Most of our properties will have a maximum number of occupants that are permitted to reside in the properties which will vary according to the property size or layout. • Pets might Not be permitted. • DSS tenants might Not be permitted. • Minimum gross annual salary must be 30 x the monthly rent advertised as a mandatory requirement to pass referencing on any property, which can either be a single income or joint income for joint tenancies.
Initial move in costs are: • Administration fee which includes credit checks, referencing and contracts is variable between each branch. • Rent in Advance is usually the advertised monthly rent. • Security Deposit is usually equivalent of between the advertised 1 month’s rent to 6 week’s rent (Registered with TDS).
Referencing documents requirements: • Original Passports. • Original Visa Documents or Biometric Cards for non EU tenants. • A Utility Bill dated within the last 3 months. • Last 6 months bank statements. • Last 6 months payslips. • Complete our referencing application form.
Future tenancy costs: • Tenancy Agreement renewal fees are variable between each branch. • Administration fee for rent arrears letter is variable between each branch. • Administration fee for loss of keys or keys replacement is variable between each branch. • Fees for administrative letters for various items requested by tenants is variable between each branch. • Check-in and or Check-out fees for tenants are variable between each branch.

Water consumption is based on average water usage for the predicted occupancy of the property based on the number of bedrooms.
Total annual consumption (in cubic meters) is then averaged into a monthly cost.
