Before the tenancy - (All fees are inclusive of VAT): Tenancy Agreement Fee: £150.00 Drawing up the tenancy agreement & making sure it is legal and bound. Tenant & Guarantor Referencing Fee: £50.00 A 3rd party independent referencing agency will undertake the referencing process. This will include affordability & identity checks, such as, credit checks, employment reference, previous Landlord reference, right to rent checks, proof of address. Should your application require a guarantor, due to unsatisfactory references, a guarantor fee will be required, with similar referencing formalities. Rent & Security Deposit The 1st rental instalment due in advance, minimum 1 month, & the security deposit, typically 6 – 8 weeks, held with the Deposit Protection Scheme (dps), will be due once both parties have signed the tenancy agreement. If funds are not received, we are unable to release the keys.
