Deciding to rent a property Having decided on a property we will then ask you to pay a Reservation Deposit equivalent to one week’s rent. Assuming the rental proceeds, this amount will go towards your first month’s rent payment. If we, or the Landlord, decline your application for valid reasons it will be refunded. The Reservation Deposit will not be refunded if you decide not to proceed with the tenancy for any reason, or if the tenancy fails to proceed due to incomplete or inaccurate information provided in the application.
Referencing We use a professional referencing agency who will take references on behalf of the Landlord. Normally, these will include your employer and any former Landlord and a character reference. A credit check will also be undertaken. If you are unable to meet the required income or credit checks we may consider a Guarantor to underwrite any rent liabilities.
Rent and other commitments Rent is calculated per calendar month (pcm) and is paid in advance on the first day of each month. In addition, Tenants are responsible for paying Council Tax, Water Rates, Gas, Electricity and Telephone costs. Rents are payable by Standing Order to the Wild & Lye Client Account with the first full month's rent, plus any part thereof, due before taking occupation of the property.
Dilapidation Deposit A dilapidation deposit equivalent to five week’s rent is required prior to occupation (or six week’s rent if the annual rent exceeds ’50,000). When Wild & Lye are managing the property, this deposit will be forwarded to the Deposit Protection Service (dps) in accordance with current law. When Wild & Lye are not managing the property, the deposit will be handled by the Landlord and forwarded to a government authorised custodial body. It is the Landlord’s responsibility to inform you in writing of which scheme is used. The deposit is held to cover any breakages, damage, rent arrears or other Tenant’s liabilities. When Wild & Lye are managing the property, at the end of the tenancy we will check the property in the presence of the Tenant and assess any damages and deductions due if necessary. Please note that the deposit cannot be used to pay any portion of the monthly rent.
Lost keys or security devices Tenants are liable for the actual cost of replacing any lost keys or security devices. If the loss results in locks needing to be changed then the actual cost of a locksmith, new locks, replacements keys for the tenant, landlord and any other persons - such as the letting agent or management company - will be charged to the tenant.
Unpaid rent Interest will be charged at 3% above the Bank of England base rate on the amount owed if rent remains unpaid after 14 days from due date.
