A Holding Deposit equivalent to one week's rent will be payable immediately upon making an application for the property. Multiple applications will not be taken for a property. The Holding Deposit can be retained if the applicant withdraws, fails Right to Rent checks, provides false or misleading information or, fails to take reasonable steps to enter into a tenancy. If your application for the property is successful then this will be put towards the first month's rent for the property.
Deposits, also known as security deposits, are equivalent to five weeks' rent. For student properties, for properties with rents of up to £50,000 per annum, deposits are equivalent to five weeks' rent or less - the amount will depend on the specific property and will be as advertised.
Rent payments are made by standing order on the date agreed in the tenancy agreement.

Tenants are responsible for ensuring that they look after the keys/security devices for the property throughout the tenancy. The tenant(s) will be liable for the reasonable cost of replacing lost keys or other security devices. If the loss results in changing the lock(s) then the tenant(s) will be responsible for the cost of a locksmith in addition to the new lock and replacement keys for the tenant(s), landlord, agent and any other parties requiring keys. In certain cases, if the agent or landlord have incurred costs in addition to the cost of replacing lost keys, other security devices or change of locks then you will be charged at a rate of £15 per hour.
Should a change of sharer be agreed then this will be charged to the tenant at a cost of £50 inclusive of Vat, or our reasonable costs if higher than this amount which will be advised at the time of the request, in addition to the reasonable costs of the landlord.
Should changes to the terms and conditions of the tenancy be agreed then any changes will be charged to the tenant at a cost of £50 inclusive of Vat per change, or our reasonable costs if higher than this amount which will be advised at the time of the request.
If early termination of the tenancy is agreed, then the tenant will need to pay the landlord's costs to re-market the property and facilitate the tenancy in advance of re-marketing the property. The tenant will also need to continue to pay the rent, utilities and any other outgoings that may be applicable until a new tenant commences their tenancy.
Tenants will be responsible for charges associated with Green Deal/energy efficiency if there are any connected to the property.
Tenants will be liable for any other permitted payments, not included above, under the relevant legislation including contractual damages for breach of tenancy.
