Features and description
6.88 acres of Development Land For Sale
Location And Description
The property is a 6.88 acre site located adjacent to the popular market town of Whitchurch and within walking distance of the town centre.
Whitchurch is an attractive market town, offering a perfect blend of historic character and modern convenience. With a rich heritage dating back to Roman times, the town is known for its attractive architecture, independent shops, and friendly community atmosphere. Residents enjoy a variety of local amenities including supermarkets, cafes, traditional pubs, and well-regarded schools. Excellent transport links via road and rail connect Whitchurch to Shrewsbury, Chester, and the wider Northwest, making it ideal for both commuters and those seeking a peaceful rural lifestyle.
The site is ideally located for a wide range of house purchasers due to its proximity to the centre of town, train station and with connectivity on to Black Park Road to the north and Station Road to the south.
The property was previously occupied by Station Motor (truncated)
Proposal
It is envisaged that the site will be a residential development site with a density of not less than 10 - 12 houses per net developable acre and is for sale as a whole.
The site will be accessed off Station Road and not Black Park Road. Access will be through land owned by Network Rail and as a requirement of sale, the purchaser will be obligated to provide a formal access to the Railway Station Car Park and make good any damage caused by the road re-alignment works so that the Railway Station Car Park is left in a usable condition.
Under the current SAMDev plan there is a requirement of 15% affordable housing provision at the time of writing.
Shropshire Council planning officers have previously confirmed that they would support a planning application for residential development on the basis of Whitchurch’s windfall allowance and the brownfield status on title number SL216852.
Planning
The site is currently brownfield land as this was former railway land. Previous planning applications were made under ref: 13/01405/out (Outline application (access) for residential development) and 15/03751/out (Outline application for residential development (provision of access to adjoining site (planning ref 13/01405/out)). There was a recommendation for approval of these applications and a resolution to approve at planning committee. The S106 agreements were not completed which resulted in the applications being withdrawn.
As previously outlined in these particulars, we have obtained a positive response from Shropshire Council regarding a change of use of the property to residential utilising its brownfield status and current windfall allowance in Whitchurch. The purchaser must seek planning permission for a residential development.
Method Of Sale
The land is offered as a whole. Offers can be either on a conditional or unconditional basis. The vendor reserves the right not to accept the highest or any offer (Subject to Contract).
