The double aspect drawing room has a large inglenook fireplace with an open fire as well as fitted, bespoke, oak bookcases and oak bi-fold doors which lead to the garden room. The garden room is a wonderfully spacious room, designed to maximise the beautiful views of the garden, with an oak frame, oak floors, Velux windows and large bi-fold doors. The dining room is also a spacious room, with a decorative fireplace as an attractive feature. Also on the ground floor is the kitchen/breakfast room with a fitted display cabinet, an electric cooker and hob, plus an oil-fired Rayburn. Additionally, there is a separate utility room and a downstairs Wet room.

Upstairs, there are five double bedrooms, all spacious and most with lovely views of the gardens. The master bedrooms benefits from large, fitted wardrobes, as well as an en suite shower room. The other bedrooms are served by a family bathroom.

Attached to the main house is a two bedroom annexe providing excellent potential for income, or as accommodation for additional family members. On the ground floor is an open plan kitchen/sitting room with double doors leading to a conservatory. The two double bedrooms are on the first floor, plus a family bathroom.

The Cottages:
The cottages at Park Mill Farm were converted by the current owners from a large cob and stone barn which was adjacent to the property. Now, there are four separate cottages, providing flexible accommodation with adjoining doors between cottages 1 and 2 and also 3 and 4. The cottages have been converted to a very good standard, with high specification fittings, and they currently have an impressive ‘Four Star Platinum’ rating. Each cottage has an open plan kitchen/sitting room with a wood burning stove, as well as an outside patio which is ideal for al fresco dining and entertaining.

Park Mill Farm is nestled in the tranquil and picturesque ‘Little Dart’ river valley, a rural position approximately a mile from Chulmleigh, which is a small, attractive hilltop market town with charming cob and thatched buildings. Local amenities include a butcher’s, deli, bakery, pubs, restaurants, a primary school, the well-regarded Chulmleigh Community College, a Cricket Club and a Golf Club. There are many footpaths and bridleways in the local area, providing the ideal location for those who enjoy walking, cycling and riding.

Barnstaple, approximately 20 miles away, is the regional retail and commercial centre with an extensive range of outlets including all the High Street favourites as well as a diverse selection of local stores. Barnstaple’s Pannier Market dates back to Saxon times and, more recently, was voted by the Independent Newspaper as one of the top ten food markets in Britain. It also trades in general goods, local crafts and collectables such as the legendary book market. It also has a well-established theatre and there are a number of good state and private schools in the area.

The rugged North Devon Coastline, much of it owned and managed by The National Trust, provides wonderful opportunities for long distance walking along the South West Coast Path. The coastal resorts of Woolacombe, Putsborough, Croyde and Saunton Sands, all renowned for their outstanding beaches and excellent surfing, are within easy access. Just 14 miles away from Park Mill Farm is the Exmoor National Park, with its many beauty spots and opportunities for walking and riding, and Dartmoor National Park is also just 18.5 miles away.

The cathedral city of Exeter, approximately 26 miles away, is the most thriving city in the South West. The city offers a wealth of cultural activities with the theatre, the museum, arts centre and a variety of good shopping, including John Lewis, Waitrose and many restaurants. A number of primary and secondary schools can be found in Exeter including Exeter School and The Maynard School, whilst Exeter University is recognised as one of the best universities in the country.

Communication links to the property are excellent. Park Mill Farm is conveniently positioned for easy access to the A377, which links to Barnstaple and Exeter, and there are Tarka Line railway stations at Eggesford (3.5 miles away) and King’s Nympton (5 miles away). Exeter Airport, approximately 33 miles away, offers an increasing range of international and domestic flights, including two flights a day to London City Airport. Further afield, Bristol Airport offers an even greater choice of international flights.

Park Mill Farm is approached by a gravel driveway which provides parking space for a number of vehicles. There is a large open car barn with an attached garden store and a workshop.

The gardens and grounds at Park Mill Farm are spectacular, and have been cultivated by the current owners to create beautiful surroundings that are used by the main house and some areas for the holiday cottages. There is a wide variety of colourful established flora and large areas of lawn which lead down to the rivers. Park Mill Farm owns the fishing rights for the two rivers, ‘Little Dart’, which runs along the boundary and Huntacott river, a tributary which meanders through the park like setting and forms a confluence towards the end of the land. Trout are commonly caught here with occasional Salmon and Sea Trout. There is also a Lake within the grounds, stocked with Course fish, as well as areas of woodland, both of which create the perfect habitat for native wildlife and birds. A number of different pathways wind around the grounds, providing access to the different areas. The rest of the land is divided into paddocks. There is also an old Slate Quarry accessed along the bridleway. In total, the grounds at Park Mill Farm extend to approx. 18.79 acres.
