Most handsome listed Grade II village property of great character with mature professionally landscaped gardens.

Loders is justifiably regarded as one of the most attractive villages in West Dorset made up predominantly of period stone cottages and houses many of which are listed buildings in a glorious rural valley just a few miles north east of the handsome Georgian market town of Bridport.

Loders has the popular Loders Arms public house, the parish church of St Mary Magdalene and a primary school contributing to what is an active community.

The vibrant nearby town of Bridport has an excellent variety of shops, both national chains and independents, several supermarkets including a Waitrose, a popular annual Literary Festival and hat festival, a most successful twice weekly market and the Electric Palace theatre.

The larger centres of Dorchester and Weymouth have further facilities and the nearby Jurassic coastline a unesco World Heritage site can be accessed via the charming coastal resort of West Bay with its harbour and popular beach approximately four miles away.

Communications include the A35 with connections to M27 and Southampton and there are train services running from Weymouth, Dorchester and Crewkerne to London Waterloo.

Sporting opportunities include golf at Weymouth and West Bay and water sports along the coastline at Weymouth Harbour and West Bay, horse racing at Wincanton, Exeter and Bath.

The area is well served by independent schools at Dorchester, Sherborne and Blandford including Canford and Bryanston, the Sherborne Schools, Milton Abbey, Clayesmore and preparatory schools including Sunninghill, Sherborne Preparatory School, Sandroyd and Port Regis. State education including Sir John Colfox and Colyton Grammar school.

The Barn House is likely to have early to mid-18th century origins but has undergone a complete and sympathetic refurbishment over the last ten years now providing superb modern accommodation with under floor heating and high energy efficiency but within a charming, old period style property with open fireplaces, exposed ceiling timbers and natural stone. The Barn House is Grade II listed, of being of architectural interest and is situated in the centre of the village fronting onto the village lane. A driveway from the lane leads to a spacious graveled area of parking to the rear of the house and access to a double garage and covered boot room with wc. Inside the accommodation is spacious and well laid out with a superb modern family kitchen with Aga at its heart with bifold doors opening onto the south facing terrace. From the kitchen/breakfast room there is access to a seating area with wood burning stove and beyond that an excellent dining room with double height ceilings and gallery from the first floor. Beyond that is a snug with inglenook fireplace, a good size reception hall with stairs to first floor. Adjacent lies the drawing room with a further inglenook fireplace and a study with views over the garden is accessed beyond that. An integral door leads to the double garaging beyond which is a further utility room and plant room. On the first floor is a galleried landing, a superb principal bedroom with en suite bathroom and shower room all with oak flooring and a balcony with lovely views towards the hill. There are four further double bedrooms and three bathrooms. On the first floor one of the bedrooms and games room is accessed by a separate staircase and would be suitable as a self contained annexe if required.

A large graveled area of parking to the rear of the property is bordered by a charming stone wall and mature hedging adjacent to which is a level lawn with path leading to the main rear entrance. The gardens lie to the south and west of the property and are divided by attractive mature hedging where there is a large lawn and a feature pond leading down towards the boundary of the property, beyond which there are lovely views of the surrounding hills. From the bi-fold kitchen doors is access to a level stone terrace with lovely views again to the hill. Accessed via a kitchen. The southern boundary of the property is fully enclosed by a pretty stone wall with pleached lime trees providing privacy for a further sunken terrace and seating area. There are some fine trees at the property including a number of fruit trees and mature Wisteria on the rear elevation. Also along the southern boundary is a large, attractive and productive kitchen garden.

Square Footage: 6573 sq ft

Head west on the A35 towards Bridport from Dorchester and onto the dual carriageway, the dual carriageway will then turn into single carriageway and proceed down the hill looking for the left hand turn for Uploders, Shipton Gorge and Loders. Turn left and proceed under the A35 and into the village of Loders where you turn left by the Crown Inn public house. Proceed through Uploders and into Loders and the entrance to The Barn is on the left hand side just past Loders Church of England Primary School.
