The Business

The kennels have provided the current owners with a comfortable income, and improvements made during their ownership has enabled the business to grow year-on-year with an approximate turnover in the 2019/2020 financial year of £125,000. The previous year (2018/2019) produced a turnover of approximately £110,000 and in 2017/2018 the turnover was approximately £90,000.

In all there are 30 kennels each, with the exception of one, having its own run. There is one further isolation kennel. All of the units are designed for ease of maintenance and cleanliness and are fully secure with a range of security lighting around each block. In addition there is a hydrotherapy/dog grooming unit with a pool room and grooming room. To the front of the boarding kennels there is a reception office and a kitchen while the hydrotherapy/grooming unit has a customer WC.

To the front of the property there is an extensive customer parking area that can accommodate a large number of cars beyond which a gate leads through to a private parking area in front of the house laid to block paving with a raised herbaceous and shrub border to one side.

To the right hand side of the bungalow a pathway leads through to the boarding kennels while to the left hand side a gate gives way to a second area of parking and a double garage which is equipped with light power and up and an over door. From here vehicular access can be gained to the field via a tarmac laid track with areas of lawn either side. Immediately to the rear of the bungalow there is a private garden with a terrace nearest the bungalow itself with a filtered Koi pond to one side.

Beyond the garden there is a large paddock laid to pasture that sweeps off down behind the bungalow to an ancient woodland known as "Rookhams Copse" comprising mainly of oak, hazel and ash. The woodland was coppiced until 1930 and provided timber for building materials to nearby Bridport. The woodland is enclosed by post & wire fencing leaving the paddock as an ideal exercising area for the kennels. In all the holding of the land extends to approximately 5.16 acres.
