Locally listed within the West Greenwich Conservation Area, the house has been sensitively restored and the rear façade completely transformed by a glazed kitchen extension under the exacting eye of ktb Architecture. This brilliant intervention sensitively connects the historic inside spaces with the wonderful 50ft southwest-facing walled garden.

The Tour

Greenwich is renowned for its village atmosphere and architectural integrity, with Royal Hill itself lined with Georgian townhouses. This house can be found on the coved streets between the town centre and the wonderful green spaces of Greenwich Park. It is nestled between two Grade ii-listed buildings and retains its Georgian façade, complete with beautiful sash windows.

Entry is to a large and open living space, with views through to the incredibly bright kitchen at the rear and the garden beyond. The architects and current owners took exacting care to restore the old spaces and retain original features, while simultaneously creating a family home suitable for modern life. As such, the front of the ground floor plan features original dark-hued floorboards (reclaimed at the time of the home's construction from ship decking), a new woodburning stove and panelling that demarcates the original hallway.

Beyond lies the impressive pitched and glazed kitchen extension by ktb Architecture with solar controlled layering. The island unit and smart, dark grey cabinetry are by Plain English, set within bare brick walls and replete with brass fittings. At the rear, a set of double doors open on a patio and the long lawn beyond.

There are two bedrooms on the first floor, accessed via the twisting staircase that runs through the centre of the house. All of the bedrooms have new shutters and bespoke walnut wardrobes. The main bedroom is on the second floor, where there is also a large family bathroom with a freestanding rolltop bath and a shower formed of the same black Crittall-style glazing used downstairs. These characterful upper rooms retain their original panelling and have been decorated with a considered mixture of muted and bold tones.

As part of the recent renovations, the basement on the lower ground floor was tanked to create a large fourth bedroom. This is currently used as an office, with a shower room adjacent. There is also a utility room on this level, with a roof light looking to the kitchen above.

Outdoor Space

The southwest-facing garden is brilliantly sunny throughout the day. It is concealed behind the building line and surrounded by low walls, and has been lovingly planted with flowering shrubs and small trees.

The Area

The house is very well located in the centre of Greenwich and a few minutes from the open expanses of Greenwich Park and Blackheath. The pretty old town, famous for its maritime history, has an excellent selection of restaurants, pubs and shops, as well as a Picturehouse cinema and a theatre. The Old Royal Naval College, designed by Sir Christopher Wren in the 18th century, hosts a popular programme of events in the gardens, including concerts, an open-air theatre and a jazz festival.

The closest station is Greenwich, running services to Canary Wharf and Bank on the DLR and rail services to London Bridge and London Cannon Street (taking eight minutes and 12 minutes respectively). The Thames Clipper can be boarded from Greenwich Pier and runs services to Westminster in one direction and the O2 arena in the other.
