The Property
This 1800’s cottage has been extended and adapted over the years to enable a much more modern way of living.
Entering the cottage from the side stable door into the kitchen which has been extended gives you much more useable space. There are a good range of wall and base units with attractive wood effect doors. A Belfast sink with mixer tap over is well placed in front of one of the two large windows giving you lots of natural light. There is space for a dishwasher and range cooker with extractor over. There is also the benefit of two plinth heaters freeing up space and a handy breakfast bar enabling you to sit in the kitchen.

Stepping down (Mind your head) from the kitchen in to what was the original garage is now a great size utility/boot room. The tiled floor flows throughout the utility, kitchen and dining room. The utility houses the Oil central heating boiler behind a concealed panel. There is a sink and drainer unit for those dirtier jobs with plumbing (not tested) and space for a washing machine and tumble dryer along with a good amount of wall and base units giving you lots of storage. Space for an American style fridge/freezer. At the end of the end of the utility is a separate room which would make a great office space. There is also a separate W/C off the utility. Leading off from the kitchen is a dining room with stairs leading to the first floor. Under the stairs is a cupboard housing the hot water cylinder.

Off the dining room is a charming living room with stripped floorboards and a feature stone and brick fireplace with multi fuel stove (not tested).

French doors lead to the original front of the house into a conservatory with solid roof and door leading to the garden.
Upstairs you have three double bedrooms. The smaller of the three has a built-in wardrobe and separate cupboard. The family bathroom consists of a white suite, bath with panelled side, separate shower cubicle and wash hand basin. Next to the bathroom is a W/C.

Outside
The garden wraps from the drive around to the side and to the back. To the rear there is a large patio with raised decking overlooking the fields. The oil tank is well hidden with trellises to the side of the cottage. A gravel area opens up onto a parking area for ample vehicles. A lawned area leads to a large metal shed with light and power and further parking to the side.

Please note the drive is shared three ways up from the road. Once the drive faces the cottages it is split between two. A right of access is in place for both cottages.

To the rear of the property there is a historic pedestrian right of access for you over next doors rear garden and adjoining paddock up to the road.

Westport is a small village to the north of Ilminster conveniently located on the road towards Curry Rivel / Langport and not far from the pretty village of Barrington with its renowned National Trust property Barrington Court. There is a range of artisan workshops, second hand book store, café / restaurant, gift shop and lots of lovely spaces to enjoy the peace and quiet over a picnic perhaps. There is a super network of public footpaths criss-crossing the estate and village, excellent for dog-walking.

The village almost joins the neighbouring village of Hambridge and between them is a church, pub, and primary school. The Barrington Boar in Barrington is a very well-respected pub with rooms and excellent food, and is just a short walk from the property. There is a thriving community spirit at Barrington with lots of things to get involved with should you wish. The village hall is very much a hub for activities and events, which include Community Coffee mornings, a Local Produce Market, Gardening club, Choral society, Amateur dramatics group (The Barrington Players), Pilates, Zumba and Yoga, Historical dance, Table Tennis and Bridge. There really is something for everyone.
