This beautiful three-bedroom apartment has cinematic sea views towards Beachy Head from its elevated position on West Hill Road, just above the coveted Marina of St Leonards-on-Sea. Measuring over 1,700 sq ft, it occupies the voluminous top two floors of an imposing Regency-style townhouse, thought to have been built circa 1850, and was the recent subject of an exacting conversion and restoration. The interiors were conceived in response to the colours and materials found on the east Sussex coastline, with a focus on natural materials as well as sustainable techniques and technology.

The Tour

The entrance is via a handsome communal corridor that leads to the second-floor front door. The generous stairwell, with original bannisters supported by copper pipes that chime with the coral-coloured walls, provides space for coats and continues up to the third floor. The apartment was composed with a light and sensitive touch. A considered palette of natural materials creates distinct moods in each space, while also working as a coherent whole. The materials were chosen with local suppliers in mind, and there is an emphasis on sustainability, efficiency and new technologies. As such, there is infra-red heating in every space.

To the left of the hallway are the living spaces and kitchen. This incredibly bright dual-aspect room has a pleasant sense of flow and is fitted with huge bi-folding doors that offer some division if needed. There is acute attention to detail and materiality throughout. The walls have been treated with lime plaster, its soft putty colour changing with the light, and the floors are micro cement. A bay window frames far-reaching views over the seafront.

A colour palette of soft taupe and sandy hues, inspired by the clays found on the local beaches, continues in the kitchen, where bamboo worktops sit atop capacious concealed storage. There is also in-built seating. To the rear of the second-floor plan there is a bedroom with an en-suite shower room, tiled in striking orange and black.

Upstairs, there are two large bedrooms, one with plentiful storage in the eaves. The sea-facing façade is set with three huge Velux windows that open to form balconies, creating a lofty sense of calm and drawing in south-facing light. Both bedrooms have mono-pitched ceilings that reveal the textured original beams, and wonderfully worn floorboards run underfoot throughout. The family bathroom is clad in cedar, with concealed storage, slate tiling and a rough marble sink. This space was inspired by the quiet calm of a sauna and offers a welcome sense of retreat.

The Area

The St Leonards-on-Sea Marina is arguably one of Britain’s finest seafronts. The New Town was the inspiration of James Burton, (1761 – 1837) and was subsequently enlarged by his son Decimus (1800 -1881). West Hill Road forms part of the later expansion in the increasingly popular seaside town and sits directly above the Marina, a five-minute walk from the beach. There is a local sailing club, as well as popular kayaking, sea swimming, kite surfing and paddleboarding clubs.

This part of St Leonards has some welcome new additions, including The Marina Fountain pub. The St Leonards Gardens (recently restored by English Heritage) is a short walk away, as is the town centre which has a good variety of shops and restaurants.

East Sussex is fast becoming an exciting wine-producing region, with local favourites including Chapel Down, Tillingham, Rathfinny, Charles Palmer and Oxney. The town is surrounded by parks, notably St Helen’s Woods, Alexander Park and the lovely members-only Marwick Gardens, and is not far from the High Weald Area of Outstanding Natural Beauty.

Other than St Leonards-on-Sea, there are many wonderful beaches near West Hill Road such as Fairlight. Hastings is close by, as is Bexhill-on-Sea (home to the De La Warr Pavilion). The area’s rejuvenation is perhaps best punctuated by the additions of the Hastings Contemporary (previously the Jerwood Gallery) by hat Projects which opened in 2012, and a pier by dRMM which opened in 2016 and was awarded the 2017 Stirling Prize for architecture.

West St. Leonards and St Leonards Warrior Square stations are a ten-minute walk from the flats, and services run to London Bridge and Charing Cross (journey times approx 90 minutes) and Brighton (journey time approx 1 hour).
