A smart two double bedroom apartment on the top floor of a low rise contemporary development in the heart of leafy Highams Park. You have a huge open plan living space, two bathrooms, a generous balcony, and Epping Forest on your doorstep.

You're perfectly placed here, a two minute stroll will bring you to The Broadway, the heart of Highams Park's social hub. Here you'll find Mediterranean restaurant Yaz which is justifiably popular with foodies and Instagrammers alike. Breeze, One The Avenue and Melting Pot Bistro are also worth a mention, as well as Highams Lounge which serves up mouth-watering Eggs Benedict.

If you lived here

You'll be enjoying a zoned open plan lounge/kitchen, a huge 360 square feet with cosy grey carpet underfoot, a constellation of recessed spot lighting overhead and under-lit cabinetry in the kitchen area, which is also home to seamlessly integrated appliances. Lovely. Slide open the patio door here for your timber decked balcony, a glorious sun spot ideal for morning coffee or an evening tipple.

Back inside and your master bedroom comes in at an incredibly generous 180 square feet with floor to ceiling windows ushering in nourishing natural light, and an en suite shower room complete with a heated towel rail and mirrored cabinet. Elsewhere, bedroom two is 125 square feet with more of those covetable windows, while lastly your main bathroom's pristine in its cream palette and inviting tub.

Outside and transport options are superlative with Higham's Park station a couple of minutes' walk to whisk you directly to Liverpool Street in twenty three minutes, or make a quick swap to the speedy Victoria line at Walthamstow Central, just one stop away. Meanwhile, the bus stop around the corner will whisk you to a whole host of nearby destinations including Chingford, Walthamstow, Wood Street and Leytonstone, courtesy of the 212 and W16 routes. Drivers can be on the North Circular in under five minutes, and speeding out of town on the M11 just a few minutes later.

What else?

- There are fourteen primary/secondary schools within a one mile radius rated 'Good' or better by Ofsted. The 'Outstanding' Oakhill Primary is half a mile on foot.
- On your way there you'll pass by Vincent Road playground, perfect for kids, with its metal climbing labyrinth, sensory boards and climbing wall. Follow the River Ching further for Highams Park itself, its lake made famous by Blue Peter, and spectacular views over London.
- Your new local has to be the Stag & Lantern. It's a cosy micropub just a minute from your front door, serving up the freshest and tastiest ales and ciders.

A word from the owner.....

"The flat is in a perfect location. This is what I love most about it. It is only a 4 minutes walk from the Overground station! The line takes you directly to Liverpool Street directly in 25 minutes. All the necessary amenities are close by; Tesco is less than a minute away. There are some good restaurants close by offering a range of different cuisines. The park is a short walk away and there is a lake surrounded by woodland. It is an excellent place to go cycling and take children to. Memorial Park is also close and there are options to do sports (tennis clubs and a playing field a block away). There are also playgrounds and nurseries and excellent schools in the vicinity as well as interesting pubs and cafes. The neighbours are very friendly and we often meet up to spend time together. The Facebook group is an excellent way to communicate with other residents."
