Exquisitely presented, idyllically located and ultra-spacious, Broadleaze House is the house you’ve been dreaming of . .This truly splendid five-bedroom, 18th-century farmhouse at the end of a private road in the pretty hamlet of Westcot, near Sparsholt & Wantage, combines ultra-cool contemporary style with period authenticity – it’s difficult to achieve, but Broadleaze pulls it off with aplomb.

It’s all down to the skill of the current owners who, having fallen in love with the house at first sight a decade ago, have overseen a transformation which included fitting a new kitchen, an oak porch, three bathrooms and adding a garden room. The house was completely rewired, a new pressurised hot water system installed, and redecorated so that all the rooms are filled with light and radiate a welcoming warmth. The new owners can simply unpack, pour a celebratory glass of Moët, and get on with their lives. It really is that good!

Peacefully located yet not remote, Broadleaze House extends to 3,609 sq ft and has everything a family could ever desire. At the hub is a beautifully designed kitchen which flows open-plan into a snug – ideal for informal meals – and a chic oak-framed garden room. This generous, light-filled space stretches a staggering 47ft! It’s fabulous, and as the seasons come and go the views across the open farmland are simply breathtaking.

On top of this, there are four further reception rooms, all of a really good size, and a delightful double-height entrance hall which in itself is big enough to host a drinks party.

Upstairs, the spacious theme continues with five super bedrooms, two of which are en-suite, plus a family bathroom.

The family appeal is boosted further by a big garden with space for children to run and play, while parents relax on the patio or potter in the greenhouse. The local primary school is just over a mile away, while a choice of excellent secondary schools are within easy reach.

Nestled at the foot of the ancient White Horse Hill on Oxfordshire’s southern border, this is horse-riding country – so the property’s block of five stables could be just the thing for an equestrian-oriented family. Equally, they could be converted into secondary accommodation – the Airbnb businesses do a roaring trade in this picturesque countryside at the foot of the Ridgeway national trail – or it would be perfect for offices or as a granny annexe.

Does Broadleaze sound like the perfect home for you? Then let’s fill you in on the details.

Natural Good Looks...

Located at the end of a private lane, there’s parking for multiple cars on a large gravelled area next to the garage.

As you step through the front door, nowhere better demonstrates the natural beauty of Broadleaze House than the entrance hall, which is double-height and flooded with light. There’s heated flagstone flooring – which extends throughout the snug and kitchen – feature wall panelling, a cloakroom, and the elegant staircase leads to the landing which overlooks this lovely welcoming space.

To the left a door opens into the snug and your eyes are immediately drawn towards the fabulous kitchen and beyond to the garden room with its panoramic views of the countryside.
With half-height wall panelling, the cosy snug is full of rustic charm and perfect for family dining – position a farmhouse table and chairs here for school-day breakfasts or for the children to do their homework when they get home. To the left it flows through to the side entrance lobby - coat and shoe racks here can deal with the muddy fall-out of countryside walks! - and alongside is the utility room.

The 19x16ft kitchen is fitted with a great range of attractive Shaker-style units in charcoal and paler grey, with oak worktops and a traditional aga stove sits in a feature inglenook. There’s also a five-burner gas range cooker with extractor hood, American fridge/freezer, Belfast sink, integral dishwasher and wine chiller. A central island with a food prep area and breakfast bar has been positioned to make the most of the stunning views to the front and rear of the house.

Beyond the kitchen, the rustic oak-framed garden room was added 9 months ago and is light, bright and beautiful, thanks to panoramic floor-to-ceiling glass panels and a lantern roof. Ideal for relaxing on comfy sofas in front of the TV, or enjoying coffee and a browse of the papers, this room brings the outside in, so you feel at one with the surrounding countryside. With the French doors flung open onto the terrace, it’s perfect for summertime entertaining, whilst the underfloor heating keeps this space cosy during the winter months.

Also overlooking the back garden is the superb 30x16ft sitting room which exudes period character with its ceiling beams, tongue-and-groove panelling and open fireplace. Next to this is the formal dining room with more beams, panelling and an elegant bespoke wall dresser which stretches the entire length of one wall.

The family room with its open-plan reception area and second staircase complete the ground-floor layout. Extending to 29ft, this room has a feature woodburner and it’s the perfect chill-out zone.

And So To Bed...

The generous room sizes throughout Broadleaze House are reflected upstairs where the five bedrooms, all enjoying countryside views to the rear of the house, offer a good deal of flexibility. Full of rustic chic, the principal suite features a vaulted, beamed 19x15ft bedroom with original fireplace, built-in cupboard, and painted floorboards. There are more huge beams in the glamorous en-suite with slipper bath, wet-room shower with glass enclosure and grey patterned floor tiles. Alongside lies a room currently used for storage and houses the hot water system.

The guest bedroom is also en-suite, while the three remaining bedrooms offer flexibility of use. The current owners use one as a study (Broadleaze having the luxury of ultrafast fibre broadband) and another as a dressing room, but these delightful spaces could also make perfect children’s bedrooms. A luxurious family bathroom completes the first-floor layout.

The Great Outdoors...

Enclosed by beech hedges, safe and private, the gardens extend to approximately half an acre and wrap around the farmhouse. They are mainly laid to lawn so they’re perfect for growing youngsters needing to let off steam. There’s plenty of room for play equipment, football nets, trampoline and so on, while the greenhouse and raised vegetable beds will appeal to gardening fans.

Wildlife can be spotted in the fields beyond and the peace and tranquillity of this wonderful location is striking.

Out And About...

Broadleaze House certainly offers a rural idyll in the hamlet of Westcot, but it’s nice and close to everything you need.

It’s just over a mile to Childrey where the village store sells all the everyday essentials seven-days-a-week and also has an excellent coffee shop. The recent opening of Cantorist Farm in Childrey which sells grass-fed local beef, sourdough bread and homemade cakes has made this a popular destination – perfect for a stroll on a Saturday morning.

The village’s Ridgeway ce Primary School is the nearest to Westcot and Ofsted-rated good. Nearby independent schools include St Hugh’s at Faringdon, Pinewood near Swindon and Abingdon School. A joint bus service runs from nearby Childrey to St Helen & St Katherine’s, Abingdon and Our Lady’s.

Throughout the seasons, this is picture-perfect walking, cycling and riding country with an endless choice of routes. If you fancy one with refreshment at the end of it, take a pleasant stroll through the fields to the award-winning Star Inn in nearby Sparsholt – it offers a warm welcome to all, including children and dogs, and is renowned for its Sunday roasts. Good foodie pubs abound in these parts – try the White Horse at Woolstone or The Eyston Arms at East Hendred.

Leisure options include racing at Newbury or golf at West Berkshire golf course in Chaddleworth. Take the children to the steam museum in Swindon or, in the spring, to see the lambing at Farmer Gow’s Farm. Pilates, boxfit and yoga classes are held at the Griffin Hall in Sparsholt.

For supermarkets, including Waitrose and Sainsbury’s, it’s a short drive to the historic market town of Wantage which has all the shops, pubs, restaurants and leisure options your heart desires. It’s a tiny bit further to Faringdon which has Tesco and Aldi supermarkets.

There’s easy road access via the A420 to Oxford and Swindon, plus frequent trains to London from Didcot Parkway station.
