Kelham is located off Dock Lane in a quiet position with views towards the Beaulieu river. The Beaulieu river is one of the world’s few privately owned rivers, being owned by the Montagu family. Custodianship of the river by one family, over four centuries has resulted in it being largely unspoilt in terms of landscape and wildlife as is the surrounding countryside which is owned by the estate.

The nearby village of Beaulieu, also principally owned by the Montagus has a range of specialist shops, a garden centre, restaurant and a good public house. The property is set in the heart of one of England’s most favoured yachting locations and a short sail across the Solent to the Isle Wight. Members of the Beaulieu River Sailing Club keep their boats on a private section of the river bank a short distance from the house. Further moorings are available close to the property and berths can be obtained at Bucklers Hard marina. The Royal Southampton Yacht Club also has a restaurant and jetty at nearby Gin’s Farm.

Lymington is about 7.5 miles away and is a charming Georgian market town with a comprehensive range of shops and restaurants along with a large marina. Direct rail services to London can be found at Brockenhurst (from 95 minutes) and Southampton Airport, which takes private aircraft, is about 10
miles away. The M27 for road access to the M3 towards London is about 12 miles away.
