The Malt House dates from around 1500 and is listed Grade I of special architectural interest of close studded timber frame construction. The first floor has nineteenth and twentieth-century casements, a dragon beam, heavy corner post and large bressummer, original gable and bargeboards with sunk trefoiled arches, blank shields, and pendants. The house, along with other properties adjoining, has a jettied front to Malt Mill Lane of 10 bays, with simple moulded posts and brackets. Inside, the cottage has exposed framing and massive ceiling beams. The principal bedroom has an early seventeenth plaster ceiling with enriched ribs and frieze, lozenges, and floral ornament. The timber work in the property is excellent, and most rooms have solid oak doors.

Formerly a wine bar, the cottage has a large main reception room over 26 feet deep with a large inglenook fireplace and a fitted servery with a sink. Behind is the kitchen/dining room with a fitted kitchen with a cooker, hob, sink and plumbing for a washing machine and dryer with space for fridge. A door leads to the rear courtyard.

There is one staircase to the principal bedroom suite, which is a beautiful main bedroom with an early plaster ceiling, a built-in wardrobe, chamfered beams and a corner fireplace. Bathroom one serves this bedroom. The back staircase off the dining area rises to a landing, off of which are bedroom two, with a wardrobe with antique panelled doors, and bedroom three. These rooms are served by family bathroom two. A loft ladder from a hatch on the landing gives access to ample loft space with a solid floor.

Outside, the property has the right of use of a south-facing seating area for al fresco dining and pedestrian access through the courtyard to Malt Mill Lane.

On the opposite side of the lane is a courtyard with a garage 13' 3” deep, with double wooden doors, which is included in the sale. The garage building has been extensively repaired and improved by the present owners and has solar lighting.

Alcester is a thriving Warwickshire market town that lies approximately 8 miles west of Stratford-upon-Avon. The town is surrounded by rolling countryside, much of which belongs to the Ragley Estate.

The town provides a good range of facilities for day-to-day needs, including a Waitrose supermarket, a wide range of shops, recreational facilities with Centenary Field public park a short distance from the property, and schooling. Rail services are close, with both Evesham and Warwick Parkway stations providing direct trains into London Paddington and Marylebone, respectively.

The motorway network is also within easy reach, with the M40, M42 and M5 a short drive away. There are racecourses at Stratford-upon-Avon, Warwick and Cheltenham, and golf courses at nearby Stratford-upon-Avon, Bidford-on-Avon and Henley-in-Arden.
