Nonesuch Farm is a stunning, period house that has been finished to an exacting standard and is nestled in woodland and surrounded by large swathes of agricultural land, which creates a wonderful private escape. The current owners purchased the property in 2016 with the intention of creating a rural hideaway of the very highest quality for their family. They have subsequently fully refurbished the house which has included the installation of ground source heating, a new heating system, new electrics as well as fitting quality bathrooms and a new kitchen. The house now exudes calm and has a relaxing feel throughout with the quality of the finish being evident.
The layout has been designed for both weekend entertaining as well as more intimate family time with life being centred around the kitchen/dining room. This enjoys fine views over the Marlborough Downs and is fitted with bespoke cabinetry, has a large central island with in-built induction hob and combination microwave oven and is complemented by appliances such as an electric Everhot range cooker. On one side of this room a bank of bi-fold doors lead to a brick dining area and the garden beyond, and on the other, doors lead to a large deck where you can relax and catch the last of the evening sun. The formal drawing room is a wonderful, light and open room complete with wood burner and views over both the front and rear landscaped gardens.
To the rear, there is a large sitting room and a stunning modern extension. The garden room was designed to add a touch of modernity to the house and provide the family with a tranquil space from which to connect to the garden and views. The sunken floor and bespoke panelling adds to the comfort of this room – a real get away.
The lower floor houses the plant room and cellar. The plant room contains: Ground source heating feeds, double expansion tanks for constant hot water, two pressurised water tanks and other controls.
The top floor provides a flexible layout with four bedrooms and two bathrooms, all with vaulted ceilings and enjoying fantastic views.
Outside
In addition to its stylish interior, the current owners of Nonesuch Farm have spent a great deal of time and energy on the grounds. They have created a zoned garden with well-stocked flowerbeds which provide year round colour and interest. There is a hidden ‘reflecting pool’ surrounded by lavender beds and
period brick laid paths.
The remainder of the garden to the rear is open lawn with a bank of woodland as a backdrop.
The front gardens consist of a large driveway, for parking multiple vehicles, a pond and open garden. The grounds total about 0.962 acres. The surrounding land is largely arable land with some woodland adjoining this property.
Situation
Nonesuch Farm enjoys a stunning rural location on the edge of the village of Clyffe Pypard. The village itself is picturesque standing at the foot of the escarpment of Marlborough Downs and has a fine church and a popular public house. It is well placed for access to the old market towns of Marlborough and Wootton Bassett which provide a more comprehensive range of facilities.
The nearby City of Bath offers everything else. Local private schooling can be found at Dauntsey’s School, Marlborough College, and St Mary’s School Calne. Transport links are well provided for with rail services to London Paddington from Swindon (55 minutes) and the M4’s easy access at Junction 15 or 16 giving convenient routes to both London and the West Country.
