The Modern House
About this property
This two-bedroom, three-story mid-century maisonette is set back from coveted Wickham Road in Brockley’s conservation area. Built in the 1950s, the building's ground level once served as the garage for the neighbour’s Rolls Royce. Later, the building was extended to include a separate kitchen, while the other two stories were opened up to create a series of bright, contemporary rooms. Wickham Road - which was laid down in c.1850 - is the oldest and widest of the four grand north-south axis avenues in Brockley. It's known for its plethora of public green spaces, tree-lined streets, nature reserves and large gardens.
The Tour
Bookended by Victorian terraces, the striking mallow pink accents on the building’s façade have defined it as something of a local mid-century landmark; its blushing door and balcony peak through the lime trees within the shared gravel driveway. On entry at ground level, the kitchen lies to the front of the plan and has west-facing floor-to-ceiling glazing that allows evening light to douse the breakfast area.
A neutral palette of whites and soft grey-painted floorboards are in keeping with the overall sensitive presentation. The kitchen comprises a Smeg gas oven, stainless steel double sink and bench seating overlooking the front garden. White tiles clad one wall between two tiers of cabinetry. At the rear of the kitchen is access to an outdoor seating area and communal garden. An external WC and laundry area are situated off the back patio.
The living and dining area is on the first floor, where dual-aspect glazing and art deco-inspired accents frame the plan. Coloured square-shaped glazing edges the top of the windows, changing with the daylight and casting accents throughout the neutral canvas of the space; these are echoed in the internal door mouldings, which instead bear a gridded design. There is access to the garden via an additional balcony at the rear, which overlooks the outdoor dining area beneath - a dynamic space for entertaining guests in the warmer months.
A contemporary glass balustrade demarcates the stairs and an open-tread timber staircase. The bedrooms are found on either end of the top floor, with a bathroom between. Large windows in the principal bedroom overlook the garden, capitalising on the arboreal surroundings. Umber-toned tropical House of Hackney wallpaper covers one wall and there is a built-in wardrobe with plenty of hanging space.
The sensitively renovated bathroom is positioned between both rooms and has a terrazzo-tiled floor, a walk-in shower, a mirrored cabinet and a chrome washstand. One of two domed circular skylights (the second punctuates the ceiling of the first-floor landing) draws plenty of brightness into the space.
Outdoor Space
Within the communal gardens there is an outdoor dining area, informally delineated by mature plants. Beyond, a lawn surrounded by planted borders and mature plane trees create a sense of tranquillity and seclusion.
The Area
There are numerous cafes, pubs and restaurants all within easy reach, including now-legendary Browns of Brockley coffee shop, Joyce natural wine bar, Mauby, Good as Gold and The Talbot, as well as a wide array of other options. Brockley Farmers’ Market – which runs every Saturday – is renowned for offering a wide range of organic produce, alongside food trucks and wine merchants including Salthouse Bottles. Goldsmiths (University of London) is within walking distance, with its gallery designed by Turner-prize winning architects Assemble. Brockley Open Studios is one of the longest running independent artists Open Studios in London and occurs annually in the area.
Hilly Fields, arguably one of London’s finest parks, is only a short walk away. As well as expansive green spaces and elevated views across the city, it has a café, playground, a nature reserve, and tennis and basketball courts.
Also a short walk from the maisonette is Brockley and Ladywell Cemetery, spanning 37 acres of beautiful green space, all protected within the Brockley conservation area. Lewisham is nearby and is currently undergoing a large redevelopment of its town centre, which is bringing new shops, restaurants and cafes as well as homes and new public spaces.
The maisonette is incredibly well-connected, with three stations within walking distance. Brockley station is a seven-minute walk away and runs London Overground services to Canada Water (Jubilee Line), Shoreditch, and Whitechapel, for Elizabeth line services. Brockley station also runs direct services to London Bridge in around 10 minutes via Southern Rail. St Johns station is a short walk away and runs direct services to London Bridge (Jubilee and Northern lines) and Canon Street (Circle and District Lines). Lewisham operates the DLR, for connections to Canary Wharf, Bank and National Rail services to Charing Cross.
