Standing in an elevated position, which not only ensures a high degree of privacy but also offers great views, is this tastefully presented and deceptively spacious three-bedroom Victorian-style home. With a fully converted basement, there are four floors of accommodation in total, providing 903 sq feet of living space. Boasting a larger-than-average landscaped rear garden and convenient on-road parking at the front, this property will particularly appeal to professional couples, first-time buyers, or families alike, and must be viewed internally to be fully appreciated.
On the ground floor, the tastefully decorated lounge has elevated views across the valley, creating a cosy and private living space. The bright and modern kitchen, complete with a range of contemporary integrated appliances, has a south-facing aspect that ensures plenty of natural light throughout the year. The fully converted basement, which benefits from a street-level window and an engineered wood floor, offers the perfect getaway space. Currently used as an office and TV room, the basement could equally serve as a fourth bedroom for an expanding family. The back door from the kitchen leads to a fantastic Mediterranean-style courtyard, perfect for enjoying a coffee in the sun, and benefits from substantial outhouse storage space. Stairs from the courtyard lead to a beautiful tiered garden, complete with a shed for tools and garden furniture.
The first floor features a master bedroom that extends across the passageway, creating a truly exceptional space. With engineered wood floors, a feature chimney-breast, and large built-in wardrobes, this room will make an immediate impression. Across the landing, a larger-than-average second bedroom offers lovely views over the garden and is ideal as a children’s bedroom or office. The elegant bathroom suite includes a powerful dual-headed shower over the bath, a WC, a vanity unit, and a dual-powered towel rail. On the second floor, there is a fantastic double attic bedroom that enjoys panoramic views from the front dormer window, along with two large eaves storage spaces.
Located on this quiet, little-known road in the heart of the highly sought-after Hangingwater area, the property is just a short stroll from numerous independent cafés, eateries, and shops on Oakbrook Road. It falls within the catchment area for excellent schools, including Nether Green Infants and Juniors and High Storrs Secondary. Number 39 is also within easy walking distance of The Porter Valley and Endcliffe Park. With both major hospitals and universities on the doorstep, and the Peak District just a short distance away, this home presents a fantastic opportunity to live in a highly desirable area of west Sheffield

The S11 postcode, incorporates some of the most sought after places to live in the Sheffield area. Spanning from Sharrow Vale close to the City Centre, out to Hathersage Road heading towards the Peak District, S11 has a diverse property portfolio.

The city centre and train station is only a short bus ride away on a well run route making it a perfect choice for city workers and commuters alike.
Close to Ecclesall Road is Endcliffe Park. Endcliffe Park is one of Sheffield's most popular outdoor spaces, due to the many outdoor events held there such as: Traveling circuses, fairs and music events including tramlines. The park is great for children with there being a lovely café with toilet facilities, an excellent adventure playground and a parkour playground which are all free to use. There is also an area which has a bouncy castle and roundabouts. The size of the park means that even on the sunniest of weekends there is always a space on the grass for a picnic or to kick a ball about. Not only are there large green spaces, but the park also has areas of woodland which are interspersed by paths, streams and duck ponds. Boot camps and park runs are often held there and there is an outdoor gym area which is free to use.
As you head further up Ecclesall Road you pass Hunters Bar and reach Greystones leading to Banner Cross and Bents Green. These areas have a much more suburban feel, yet are all still only a walk or short bus/car ride to the hub bub of Ecclesall Road. Both at different ends of the spectrum with Hidden Gem being more relaxed. Both however serving exceptional food and most definitely worth a visit.
