About this property
This voluminous live/work apartment is on the second floor of a 1920s-built former clothing factory between London Fields and Victoria Park. The hallmarks of its warehouse origins remain in situ, from pivoting Crittall windows to soaring exposed concrete ceilings. Dual-aspect windows and a south-facing orientation flood the apartment with light and frame long views towards the City.
The Tour
5 King Edward's Road is among Hackney’s most desirable warehouse conversions, comprising 89 individually designed homes. This apartment is on the second floor and is accessed via a staircase or lift.
Entry is to a long hallway with tall ceilings and plenty of bespoke cabinetry. There is also a self-contained storage space tucked away above the entrance lobby. Dual-aspect, double-height Crittall windows draw attention towards the primary living space, where the apartment's diverse material palette of exposed brick, concrete, brass and oak comes into full force.
Tucked beneath a mezzanine level, the kitchen is at the fore of the room. L-shaped units demarcate the space and are partly lined with brass. Open shelving has been added to a window above the sink, providing handy display space while drawing light into the area.
A fluted internal window slides open behind the kitchen, allowing natural light to seep into the bathroom beyond. As well as an oval-shaped bath with brass accents, the room has a walk-in shower. Glimpses of the City are framed by a window here.
The main sleeping area is on a galleried mezzanine level, accessed via a discreet staircase from the entrance hall with plenty of open shelving space for books. A second ground-floor bedroom is currently used as a home office and has a broad built-in desk and tall shelves slotted into its alcoves. Ceilings soar overhead in this room and an original Crittall windows has treetop-skimming views.
The apartment also has a designated parking space in the building’s secure underground car park included in the lease.
The Area
King Edward's Road is in Hackney, just to the east of the popular London Fields, Broadway Market and bustling Mare Street. It is also close to the restorative greenery of Victoria Park and the winding Regent’s Canal path. London Fields' perennially popular heated lido is minutes away on foot.
There are many fantastic restaurants locally, notably Pophams Bakery, Lardo and Little Duck | The Picklery. Weekly markets take place at Victoria Park and Broadway Market, both of which are in walking distance. E5 Bakehouse, on the edge of London Fields, is excellent for freshly baked artisan bread, and nearby Netil Market is a thriving hub of independent shops, restaurants, breweries and coffee roasters.
Kingsland Road is a short walk away with all that Dalston has to offer, including Brilliant Corners, The Jago and The Dusty Knuckle. The Talbot and The Spurstowe Arms are among local favourite pubs.
London Fields Overground station offers direct trains to Liverpool Street, and Bethnal Green Underground station has excellent links to central London via the Central line. Haggerston and Dalston Junction Overground are also nearby and run direct services to Stratford and Highbury and Islington.
