Unfinished renovation project
Proposed 3/4 bedroom accommodation
3 reception rooms & large kitchen
Many period features
Large riverside gardens & parking
Believed to be one of the oldest property in Road water, Oatway Cottage is a wonderful example of a Grade II listed thatched period cottage and is delightfully situated alongside the old Mineral line, close to superb country walks, the village amenities and is set in large riverside gardens with off road parking.
The renovation project started in 2019 with a new thatched roof and a large amount of essential works have been carried since including re-pointing and lead work around the chimneys, new floors in the proposed kitchen and dining room with under floor heating pipework and much larth and lime plastering. The work has been carefully and sympathetically carried out with listed consent whilst using traditional methods and retaining as much of the original fabric, character and features of the cottage which has immense potential to be a very special home.
The proposed accommodation is arranged over two floors, has a wealth of exposed beams and timbers, some original leaded windows and in brief comprises; crossway passage reception hall with exposed timber screen, sitting room with window seat and inglenook fireplace, study/fourth bedroom, dining room again with impressive inglenook fireplace with bread oven and window seats, inner lobby with shower room and door to outside, proposed kitchen with vaulted ceiling and door to outside.
A Staircase from the sitting room leads to the first floor where it is proposed to have two double bedrooms with featured exposed cruck beam and a bathroom. There is a second staircase from the dining room which gives access to a further double bedroom with landing area.
To the front of the cottage is a part walled garden laid to lawn with flower and shrub beds running down to the river boundary. There are further gardens to the side alongside the river with mature trees and an orchard area on a higher level. There is a vehicular access at the rear onto a cobbled parking area with brick built store.
From our offices in Minehead proceed on the A39 towards Williton bypassing Dunster and proceeding through the village of Carhampton and Bilbrook. On leaving Bilbrook passing Dragon House on your right, turn right at the crossroads signposted Roadwater. Follow the lane into Roadwater and proceed through the village passing the recreation field, hall and shop all on your left. After passing the left turning into Watersmeet Close take the next lane on the left where the rear entrance to the property will be found immediately on the right hand side.
