If you lived here...

With the perfect balance of period charm and contemporary convenience, this apartment has been lovingly updated with a loft conversion, making it even more of a find than iconic ex-Warner properties are already.

Coming in at around 777 square foot, you’ll have plenty of space to spread out inside, while the smart layout means you can keep different aspects of your lifestyle separate. The neutral decor and contemporary fittings blend seamlessly with vintage features like the feature fireplace in the spacious reception. This room is bursting with light thanks to the generous windows, while the first floor bedroom is bright and spotless too. Both have bespoke shutters and custom carpentry that not only looks fantastic but will be a real convenience too.

In the sizeable kitchen, you’ll find smart shaker-style cabinets, glossy worktops, a butler basin and beautiful flooring - there’s plenty of storage and space for a table too. The first floor bathroom is just as gorgeous, with the perfect twist of tradition and convenience. The newly converted loft is the ideal retreat with immaculate decor, timber Velux windows and soft carpeting. As well as the eaves storage, you’ll find a fantastic ensuite bathroom, with a walk-in shower and glorious vintage-style fittings.

At the rear you have a private section of the south-facing garden, which is spacious with a lawn, mature foliage and sun-trap patio. Beyond that, you’ll find countless amenities, including the much-lauded veg-friendly restaurant SlowBurn, the community-centred bouldering studio Yonder, and the creative studio Blackhorse Workshop, which runs a variety of brilliant classes. You’re also a short hop from the Blackhorse Beer Mile, where you’ll find some of East London’s best craft beer breweries, bars and street food.

You’re just a few minutes from the fantastic Walthamstow Wetlands, which has cycle routes which lead to some of East London’s most popular destinations such as the Olympic Park. As well as having Blackhorse Road station so nearby for the Victoria and Suffragette lines, St James Street station is only a ten min stroll for the nifty Weaver line to London Liverpool Street.

What else?

-The dynamic social hub crate St James is a ten minute stroll away. Here you'll find an eclectic collection of creative ventures, from independent eateries and florists to yoga studios and boutiques.
- Just six minutes away, you’ve got an original Banksy, preserved within the Bonners fish and chip shop signage. Grab some delicious takeout and soak up some culture worth bragging about.
-You’ve also got countless amenities on your doorstep, including Europe’s longest market which runs along the High Street, plus the newly opened Forest cinema and the convenient chains found in the 17&Central shopping centre a short stroll away in Walthamstow Central.

Word from the owner...

"Living on Hawarden Road has been an absolute pleasure, offering the perfect blend of convenience, nature, and community. The Victoria Line, just a stone’s throw away, makes commuting to the city quick and easy. Meanwhile, the nearby Walthamstow Wetlands, right on our doorstep, provide a peaceful retreat with scenic nature walks and birdwatching opportunities. The Beer Mile is a local highlight for craft beer enthusiasts, and Exhale Brewery is a personal favorite, always offering unique food and drinks. For delicious meals, Slowburn restaurant is a go-to spot with a cozy atmosphere and fantastic dishes. The Hawarden Road area has a wonderful community vibe, with neighbors always ready to lend a hand and local events fostering a true sense of belonging. Families will feel right at home with excellent nurseries and schools nearby, making it an ideal location for children. The karaoke nights at the Coppermill Pub always bring a fun and lively atmosphere, further adding to the sense of community. With Stoneydown Park just at the top of the road, there’s always a lovely green space to enjoy, whether it’s for a walk or for letting the kids play. Down the road in St. James, we love Beaten By A Whisker bakery, which serves up some of the best pastries in London. The quiet, tranquil haven of St. James Park is just a short stroll away, the perfect place for a relaxing walk if you’re tired of the wetlands. This area truly has it all: Great transport links, a vibrant and welcoming community, amazing places to eat and drink, and the tranquility of nature right around the corner. It’s been a wonderful place to call home. We're sad to leave the flat, where we've been so happy, but with a growing family, it’s become difficult to stay."
