About this property

  • Balcony

Cool two double bedroom ex-la maisonette of 754 square feet, with a great layout and good storage, and a cute south-facing balcony - which is directly accessed off the reception room.

The pleasing pad is in a quiet spot off the main drag in a low-rise block, yet you are very well connected - walk 15 minutes to Queens Road Peckham. Peckham Rye Station is yours in 18. Bus stops are a few minutes from your door. Residents have parking on the estate.

The flat is delivered over second and third floors. In your own front door (with ‘deck access’ on the second floor) and there is a built-in coat closet to your immediate left, then another cupboard as you head left into the kitchen.

The smart fitted kitchen is a modern gloss affair in contrasting hues. Appliances are integrated and included in the sale. There is a natural space for your dining table and chairs, and then you have your large and sunny reception room, of over 13 feet by nearly 11 feet.

There is pleasingly more storage under the stairs.

Up the stairs and you’ll find your two double bedrooms to front and back (one with built-in mirrored wardrobes). Your bathroom and independent w.c. (both windowed) complete the tour.

There is lots going on round this way. A few minutes away on Latona Road a new bagel place has opened: Banook Bagels. The Blackbird Bakery by qrp Station is great for coffee, cake or a loaf. Mamma Dough on Queens Road Peckham is top for pizzas (cheap on Mondays!), and Beer Rebellion has a tap-room style and beer list, including local brews. Kudu’s outlets are super spots for South African small plates and cocktails. Well & Fed and Peckham Cellars are good shouts, too. The Meeting House and Naïfs are also close.

Peckham’s Rye Lane and Bellenden Road are also close for independent bars, restaurants and events. We like The Bussey Building & Copeland Park plus Market Building, Peckham Levels, Peckham Plex Cinema, Artusi, The Begging Bowl, Petitou, Levan and The Montpelier pub to name a few.

You are also close to all things New Cross - including the contemporary art gallery: Goldsmiths cca. Telegraph Hill Conservation Area's Victorian parks are pretty and serve up great views and a cute Saturday Farmers’ Market. There is also a weekly Farmers’ Market by Peckham Library (held every Sunday 9am-1pm). Find a modern leisure centre here as well.

Other local town centres include Camberwell, Bermondsey, Nunhead and East Dulwich.

A short walk from the house, find Brimmington Park; flanked by a beautiful Grade II listed crescent (Clifton Crescent), with active local residents group: ‘The Friends of East Peckham’.

Burgess Park, Peckham Rye Park and Common and even Greenwich Park are all but a short bus ride or cycle.
