Description
Colburn House is an elegant detached family home, believed to date from c. 1880 and formerly the Vicarage, situated in the heart of Dormansland village within the Metropolitan Greenbelt and approximately 1.8 miles from Lingfield. Both Dormansland and Lingfield provide a range of amenities with Lingfield benefitting from a mainline station with services into London. Also nearby is East Grinstead and Edenbridge for a wider variety of more comprehensive shops and mainline train services.
The property is of excellent proportions with many character features including ornate cornicing, painted panelled doors, wood framed sash windows and high ceilings. The property provides scope for updating and is offered with no onward chain
The flexible living accommodation is arranged over three floors, ideal for both family living and formal entertaining. Also of note is the generous driveway providing off road parking, westerly facing gardens and lovely views towards the North Downs.
The superb reception areas comprise a drawing room with French doors to the garden, a dining room and a sitting room with square bay window overlooking the garden. All enjoy a double aspect, attractive feature fireplaces and together offer excellent entertaining space.
The kitchen/breakfast room is fitted with a range of wall and base units with some integral and freestanding appliances. There is an adjoining utility room with outside access and a pantry. Stairs from the inner hall lead down to the cellar and a cloakroom completes the ground floor.
From the elegant reception hall stairs rise to the first floor where there are four bedrooms of excellent proportions, two with views to the North Downs, feature fireplaces and en suite facilities. One bedroom also features a fireplace and vanity basin. Two bathrooms and several storage cupboards complete this floor.
Arranged over the second floor is an open-plan sitting/games room, two bedrooms, a kitchenette and a bathroom, offering a versatile space for multi-generational living or live-in nanny.
Colburn House is approached over a generous driveway which culminates at the house and provides ample off road parking. Close board fencing together with mature shrubs and trees to the front boundary provide a degree of privacy. A mature hedge to one side of the property screens an enclosed courtyard with attached outbuildings comprising two store rooms and a gardener’s WC.
The delightful gardens lie predominantly to the west of the property and are laid to lawn with established mixed hedging to the perimeter, providing year round colour and privacy. A paved path leads round the property to the rear where there is a further area of lawn. In total the plot amounts to about 0.46 of an acre.
