Description
Golden Burn is an attractive, seaside family home on a level site with a good degree of privacy from the road. White rendered and with a slate roof, it was originally constructed in 1925, but has been extended, modernised and meticulously maintained in the last thirty years by the current owners.
The front door opens into a glazed porch with a terracotta tiled floor, and adjacent nicely tiled wc. Also off the hall is the first of the double bedrooms, benefitting from the morning sun. There is an original fireplace, no longer in use, with the chimney blocked. The only point at which the neighbouring property joins Golden Burn is the other side of the chimney, due to the original builder adding an extension for family. Apart from the metre or so of party wall, there is no indication of any near neighbour at all, with privacy completely maintained by mature hedging.
The second double bedroom is also along the east aspect and has an attractive, modern en suite shower room which opens on the far side to the utility room, where there is the boiler and water tank cupboard and the back door out to the drive. The kitchen / diner is a large, bright room, with windows to the south and west, open to the coastline as far as Trevose lighthouse. The kitchen is fully fitted with integral appliances, including a gas hob and beech wood countertops. The floor is porcelain tiled. The dining space accommodates a family sized table. Glazed doors lead back to the hall where there is an office and good under stair storage. A bespoke oak staircase turns to the first floor and the principal bedroom, very spacious with a spectacular vantage point over the surrounding fields and clifftops due to large Velux windows set into the dormer roof, one of which incorporates railings forming a small balcony. The prettily tiled bathroom on this floor also has a Velux window, similarly the landing, allowing natural light over the stairwell.
The overall atmosphere of the house is light and airy, emphasised by pale décor and light wood fittings.
There is a single garage with a workbench, shelving and additional room for fridge / freezer etc. To the side is an excellent shower room with Belfast sink for washing wetsuits and beach gear, as well as a separate wc.
The garden is surrounded by a Cornish hedge and mature shrubs. The gated entrance from the coast road is paved and there is hard standing for parking at least three cars.
Location
Porthcothan Beach is a narrow bay, opening out at low tide to join with small coves to the north and south, whilst at high tide the beach is sheltered from swells and winds by the high craggy cliffs. Connected by road and by the South West Coast path, this is a popular stretch of the Seven Bays coast between Newquay and Padstow, attracting surfers, coast walkers and families.
There is lifeguard cover from the May until September. Nearby, St Merryn provides amenities such as a church, primary school, convenience store, garage and two pubs, (The Cornish Arms is known particularly for its excellent menu). Golden Burn overlooks the bay and is between Porthcothan and Bedruthan, with Mawgan Porth just a few miles beyond.

From the A39 take the B3274 towards St Merryn. Pass Atlantic Bays Holiday Park and take the left fork towards Pothcothan and Treyarnon, continuing until the B3276. Turn left to Porthcothan. Go down the hill, over the bridge, past the beach and Golden Burn will be at the top of the hill on the right.
